What is Crack Repair

Some asphalt parking lots will form cracks overtime. These cracks can vary in both their length and width. If the cracks are still relatively small in width they can be treated by a wide variety of crack repair services. Although cracks can be treated by crack filling and patching, it is important to remember that cracks formed in asphalt will continue to form no matter what course of repair is chosen. Crack repair basically helps parking lot managers and owners buy time between more costly asphalt replacement projects. They also reduce the ability for water to penetrate beneath asphalt, thus reducing the damage done to the surface below your asphalt. By doing this you can greatly reduce the need for more costly asphatl repairs over time.

 

 

Why Hot Pour VS. Cold Pour

Hot pour crack / joint sealants are considered by many to be better than cold pour sealants. Hot pour materials are designed for cracks up to 3/4" (three quarters of an inch) typically found in parking lots. Larger cracks up to 1" can still be sealed by this method to avoid more expensive future repairs, however, the products typically aren't designed to stand-up to these types of larger cracks and voids.  In those cases we would recommend an asphalt repair product. We do offer cold pour sealants for smaller projects however, customers should keep in mind that they are limited in there abilities.

The Crack Sealing Process

Our hot crack sealing process here at Empire-PLS is identical to the process used by most local municipal, state, and government agencies, like cal trans, on high traffic highways, road ways, parking lots, and airports.  This process has been tested and proven its performance in the most demanding of conditions. The only real difference is the equipment we use. We utilize smaller more economical equipment to save you money. Other than that, we are using the same material as the cities and municipalities and that is a win for both you and us.

 

 

Where to use a Hot Pour Crack Sealer

Hot-pour sealants should be used on driveways with many cracks, as well as high-traffic roadways and commercial parking lots. Hot applied sealants are the best choice for a quality, long lasting crack sealing job. Parking lots, driveways, and roadways that are sealed using hot applied rubberized crack sealants can be reopened to traffic as soon as the material is cool. Depending on outside temperatures, this can be as fast as 5 to 20 minutes after sealing the cracks. The more time the crack seal material is given to dry the better odds tearing will not occur. We recommend 48 hours, but this is not always realistic for a parking lot in Southern California. The basic rule of thumb is more time drying equals less lifting.
