Early AM Parking Lot Striping Precautions

Parking Lot Striping at night or in the early morning hours is a tricky trade.

Most of the time, parking lots are striped during the day.  The parking lots are blocked to foot and vehicular traffic until the paint is dry.  During the day, the painted lines usually dry much faster than at night or in the early morning.  However, some parking lots just can’t afford to be closed during the day.  If you can totally prevent all foot and vehicular traffic in a given area, there is no reason why you can’t stripe just about any time.  Keep in mind, though, that no matter how little paint you apply, it will dry a lot slower than the same paint applied later in the day when the asphalt has had a chance to heat up.  Consider these variables that affect the speed of paint drying on asphalt or concrete:

1. Sunlight/Shade
2. Wind
3. Heat in the pavement
4. Temperature
5. Relative Humidity
6. Moisture in the Asphalt

What to consider

In the very early morning and at night, you won’t have the assistance of the sun to warm the pavement.  The heat that is stored in the asphalt helps facilitate the drying of the paint and the warm daytime temperatures also speed along the process.  These are some of the things that give your paint the ability to dry quickly and avoid costly accidents.  The biggest enemies of paint not drying are humidity, shade and cool air temperature. So be mindful of them!

This weekend Empire Parking Lot Services was contracted to do some address marking for several parking structures in Irvine California. Address marking might not be exactly what you think it is.   It’s not like the numbers you see on parking curbs sprayed in 4 inch stencils.  Instead, it is a service in which we paint 8 foot (or larger) address numbers on a roof of a building or parking structure to identify that building from emergency aircraft.  It’s not something we get to every day but it is something we know how to do and have the equipment to get it done.  To put it simple, its one of our niche parking lot striping services.

Straight Line Striping Guide

No joke! There really is a right way and a wrong way to paint a straight line! Most people who have never run a striping machine smirk when we mention this subject. Yet every professional parking lot striper knows how hard it is to produce a perfectly straight lines, even though the machine has three fixed wheels that roll only forward or backward. Or, more accurately how easy it is to paint a crooked line.

And if you think straight lines are tough to paint, just wait until you try painting curved lines.  After reading the last line, you just might be laughing out loud.  A few readers may actually have tears in their eyes and muscle spasms in their back from laughing hysterically. Its the one thing that most parking lot striping professionals fear having to do the most. And if the customer is watching it just got 100% harder.

Of course, if you don’t take this subject seriously and prepare yourself properly, the joke will be on you, because you’re going to be ashamed of your first striping job.  We all had that first doozy of a  line.  let see some photos guys!

Let’s look more closely at all the factors involved in painting a perfectly straight line, regardless of whether you’re re-striping or doing a new layout.

Empires Perfect Line Striping Factors:

1. The machine must track precisely over the old stripe or beside a chalk line or string line.

2. Even though the machine’s wheels are fixed and cannot pivot from side-to-side, the pressure of each tire must be identical or the machine will not track perfectly straight.  A special low pressure tire gauge must be used to check the tire pressure periodically.

3. Even with uniform tire pressure and “fixed” wheels, one of your hands and arms will be slightly stronger than the other one, and many people tend to push the machine unevenly.  Uneven side pressure on the handlebars will prevent the machine from tracking perfectly straight.

4. An uneven pavement surface can cause the machine to track off course.

5. If you fail to establish the proper “alignment” of the machine, you must correct the machine’s course in mid-stripe. Any correction, however slight, will produce a curved stripe instead of a straight one.

6. Some older damaged paint surfaces can only be painted straight by using a stencil approach.  Though the effort is usually not paid for by the customer. Be aware and advise your customer upfront so there is no confusion.

Those are the factors involved in producing a straight line, but there’s a bit more to running a “professional-looking” straight line. The painted line must be consistently thick from the beginning to the end. If it isn’t, it won’t wear uniformly, because it may not dry properly.  These may seam like remedial parking lot striping issues to some but to Empire Parking Lot Services its a passion.

Parking Lot Striping For the DYI Crowd

Many times I have read where some small parking lot owners are looking for do it yourself tips for parking lot striping. Below is a small guide to help the DYI crowd do just that.  So if your the bold type who want to give it a go with your own parking lot striping then this post is for you.

The first thing I would do is look and decide if you need to pressure wash the area or lot to be striped and, if so let it completely dry (unless it’s newly paved).  Using masking tape, string, and/or chalk liners, lay out sections 9′-10′ wide. Next, lay out straight lines 25′-28′ long, allowing for 4″ wide stripes.   Once designs are laid out, you are ready to paint.   If you used string or chalk liners, you will need a 4″ x 3/4″ roller cover, 4″ roller frame, 4″-6″ pan or one gallon roller grid, and water-based or oil-based traffic marking paint (use water-based on new asphalt).   If you used tape to outline stripes, you can either do the above or use upside down traffic marking spray paint.   Some of these spray cans require a specific striping machine.   If you roll these paints, you will need to move relatively fast as they are extremely fast drying. Usually they will resist hot tire pickup after 30 minutes to an hour.   Of course, if you are repainting existing lines, you need only roll or spray new paint over them after it has been properly cleaned.   Parking stripes are usually yellow or white. Handicap spaces are blue and are laid out according to the area they will be occupying as well as code.  No parking cross hatched areas are usually laid off in traffic marking red.  There is also blackout traffic marking paint to hide unwanted paint on a street or lot.  Professional parking lot striping machines are also an option; however they require a great deal of experience in order to properly use these.

So the basic steps are as follows:

  • Clean Area
  • Layout Striping Lines & Handicaps
  • Paint Lines by Roller, Spray Paint or Machine
  • Follow Codes for Line Width and Local Federal Standards
  • Clean Up and You’re done

Summer Parking Lot Striping Reminder

This is a quick post to remind all of you that are considering getting parking lot striping done this summer. The California summer heat should be considered when striping your project. Consider these recommendations when starting your next parking lot striping project.

Parking Lot striping on older worn asphalt: On these surfaces striping can be done all the way up to 100-115 degrees.  There is a very low chance of any kind of failure due to extreme temperatures.  However humidity is the big striping paint killer.  If humidity gets above 80% there is a good chance failure can occur.  Check the weather before working in humid conditions.

Parking lot striping on freshly sealed asphalt: There is a relatively low chance of failure on this type of surface due to high degree temperatures.  However be cautioned that the sealcoat it self can become very unstable when applied at temperatures over 105 Degrees.  Our experience has shown us that sealcoat starts to become unstable when applied at temperatures above 110-115 degrees.  It may be smarter for sealcoat to be applied at night in desert like areas throughout Southern California.

Parking lot striping on freshly laid asphalt: When it comes to fresh asphalt you have to be careful as to when you stripe it.  Fresh asphalt is a surface that is curing out oils and chemicals to the surface and because of this you will get some odd side effects.  If you do parking lot striping on asphalt that has just been laid, most times you will get a brown marking that occurs on the white lines or yellow lines you stripe down on it.  The best solution to avoid this is to stripe the asphalt after it has had a few days to cool down.  Most contractors however don’t do this because the parking lot is typically needed as soon as possible.  One solution to this problem is to stripe it once and then return a week or two later to re-stripe it.  This is a good solution mainly because new asphalt is porous and requires two coats of paint to get a good finish on the lines.  So the first coat of paint will get the markings down for traffic and pedestrians (though stained brown in some cases ).  The second coat of paint will hide most if not all of the damage caused by painting the lines over the fresh asphalt and at the same time the second coat of paint will give a nice even and full finish.
