Foothill Ranch Shopping Center Gets Asphalt Repairs

So this month asphalt paving contractors Empire Parking Lot Services was hired to do some asphalt patching repairs throughout a local foothill ranch shopping center. Foothill Ranch is located in Southern Orange County and is surrounded by cities like Mission Viejo, El Toro , Lake Forrest and Laguna Niguel.  Our customer a property management firm, needed some asphalt paving done throughout one of it’s shopping centers where asphalt was wearing. These pavement repairs mostly consisted of skin patching areas of worn asphalt where sprinkler run off occurs, and traffic patters are higher. These repairs are very affordable and many property managers do them to maintain a shopping center between the larger asphalt repairs.  When Empire does asphalt repair we always make sure to schedule the following sealcoating service at least 30 days later on skin patch repairs. The reason for this is to allow the oils in the asphalt to leach up and even out before the sealcoat is applied. On larger pavement project Empire-PLS will even give the new asphalt paving more time. About This Asphalt Patching Project

This asphalt patching project started like many of our projects  do.  We got our crews on site at about 6 am to start blocking off the work areas, and start the prepping process. Prepping asphalt for patching basically consist of cleaning and weeding the area that is to be patched. From there we will apply a solution on to the work area that is called tack coat. This solution is a bonding agent that allows the new asphalt to adhere to the old and broken repair area. Once all the repair areas where tacked we dropped some hot mix asphalt and started to rake it into place. The crews went from area to area adding the new asphalt then racked it and compacted it. When it comes to asphalt skin patching the secret lies in the edges. They need to be straight and designed in a way that allows water runoff to occur naturally.  Take a look at the photos below for a better understanding. Finding a Quality Paving Contractor in 5 Steps

It can be very difficult to find a good paving contractor in Orange County. With the advent of the internet it is easier than ever to look like legitimate company and not be one. The sad truth is that there are many who have no problems stealing your hard earned dollars however, this guide may help you avoid making that mistake. With a little advice and due diligence I think you’ll agree it’s easy to find quality paving contractors.

Step #1 Verify they have a paving contractor’s license:

This is by far the easiest step to do. Simply go to the California state license board (or whatever state you’re in). California state license board is located at www.cslb.gov.

Step #2 Get two or more paving contractor references:

Call the company and ask them to send you at least 2 references of paving work they have done in the last thirty days. Most paving contractors should have no problem providing this service to you. Make sure to get at least the company name, a phone number and a contact to ask for.

Step #3 Find out how long they have been in business:

If they are a newer contractor make sure that you ask them about their experience level. This really is a great habit to get into when getting jobs. First thing you will want to do is call one company and ask them for a bid for whatever paving contract you need. Then take their work description and call two other companies with it. Sometimes one company may not understand another companies description. When this happens just go with the bid of the contractor that gives you the most piece of mind. Use his information and have the bidders all bid his work descriptions. It is very important to not shop numbers. This is a terrible habit that will result in getting you a terrible job done. When numbers are shopped the only one that will lose is going to be you. Trust us on this one. Remember the point of this is to get three apples to apples bids not grind down contractors.

Step #5 Ask industry friends & co workers for their recommendations:

One of the best ways to find good people is to ask people you know and trust about who they use. This isn’t a guarantee that the paving contractor will be a good one, however, it greatly improves your chances of avoiding the bonehead contractors out there that are nightmare waiting to happen.

We showed up on this asphalt repair project at about 1:30 pm in the afternoon. The customer informed us that it was a good time for them. The 3 areas where cleaned off and then tack coated for proper asphalt adhesion. We use tack coat to guarantee that the new asphalt will stick well to the older asphalt. Once the three areas where tack coated and cleaned we started the asphalt installation. We spread out a few tons of asphalt 1 patch at a time and we raked and feathered the edges so that they where nice and clean. Once we had that done there was nothing left to do other than compact the asphalt and iron the edges. The patches came out clean and will get The Dream Zone through there tight spot until the economy gets better. Asphalt Repair in Orange County California

This week Empire Parking Lot Services worked in Anaheim California on a small asphalt repair project. If you aren’t familiar with Orange County, Anaheim is one of the most northern cities located here.  Anaheim borders  with Stanton to the east and the city of Orange  to the west, as well as Fullerton to the north and Garden Grove to the South. This particular paving project was a small business park that needed to get some rain damage to their asphalt repaired, to hold them over until they could plan a asphalt maintenance budget for the real repairs. About this Asphalt Project

This project was basically repairing three damaged areas of asphalt in their parking lot with new asphalt patches.  Because these areas of asphalt was so badly damaged and areas of broken asphalt where missing all together, we advised our customer to consider removing the old asphalt by saw cutting the area out and then replacing it with new asphalt material.  If the asphalt where in tact we would have advised a skin patch but the asphalt was allowed to sit damaged to long and removal was the only logical choice.  When we got to the job the first step was to use our saws to cut the badly damaged areas of asphalt out of the parking lot.  These areas where carefully removed and then we tack coated the sides to insure good adhesion of the new asphalt material. Empire always paves every project in two layers a base pave and finish pavement layer.  Once tack coated, we shoveled the new asphalt in and manually compacted the base pave down until it was even.  The reason we pave in two layers is to insure that after the asphalt is installed, that no low areas form from loose material from poorly compaction. We installed the finished layer of asphalt and then rolled it with our roller to proper compaction. As you can see this asphalt repair job came out great.

If you haven’t performed any asphalt maintenance on your parking lot this year, it’s not too late!
Fortunately, the weather in Southern California allows for parking lot repairs virtually all year round.  However, that doesn’t mean that there isn’t a good time to get them done.  We are expecting a very wet winter this year and that means serious wear and tear on your parking lot.  Water turns small problems big in a very short time.  Fixing small problems while they are still small keeps your costs small, too.  It also minimizes the time your parking lot is closed down for repairs.
I know what you are thinking.  Water damage in Southern California?  This is a desert!  Yes, it is, but we don’t want anyone else to know that.  So, we plant green grass and lush green foliage and then we water them like crazy to get them to grow.  This water runs out of the planters and onto the asphalt, causing damage.
Ever heard of a little thing called the Grand Canyon?  That’s serious water damage.   Just think of all the cracks and crevices in your parking lot as your own little canyons.  As water flows through them, more damage is done.  After the summer traffic and sprinkler run off, you may be seeing small cracks and crevices in your parking lot.  Now is the time to repair them while the weather is still nice.  Once the rains start, the small cracks and crevices can turn into larger cracks and potholes.

A parking lot is like anything else is life.  It’s less costly and time consuming to perform asphalt maintenance than the repairs that may come later.  It’s easier to avoid big problems than you might think.  Getting an oil change on your car every 3,000 miles, putting down that extra donut, or taking care of the few termites you noticed around your house are all easier that dealing with the problems that come if you ignore these things. The old saying goes, an ounce of prevention is worth a pound of cure and that is so true in parking lots!
