Laguna Beach Shopping Center gets Asphalt Repair & Ruble Strip Removal.

This week Empire Parking Lot Services was hired by a local Irvine property management company to perform some asphalt repairs. Our project was one of their busy centers located in the city of Laguna Beach California. Our customer was in need of some changes in the parking lot that included the removal of some old rumble strips, as well as the repair of the pavement surface underneath the area where the strips where located. About this Laguna Beach Asphalt Repair Project:

As mentioned this project was located in a very busy shopping center in the Crystal Cove area of Laguna Beach. The property manager needed the rumble strips in their center to be replaced because many where breaking, as well as the asphalt repairs below them. We were hired to remove the rumble strips, as well as repair the asphalt surface than install new rumble strips after the asphalt repairs were completed. The best approach for this project was to use one of our caterpillar skid steers with the grinder attachment on it to remove not only the rumble strip, but the damaged asphalt as well. This grind and patch approach works best in this type of situation for a couple of reasons. First off the area we were working in was already crowning from previous repairs that had been done some years earlier. Some of the asphalt needed to be removed, but not all of it. This approach saves the customer money on material cost and down time in the area.  Secondly, we wanted to keep the asphalt work area contained, since we were working around the general public. By using this compact equipment we were able to do just this.

ADA Parking Repairs for Pasadena Shopping Center

Pasadena Asphalt & Concrete Repaired to Meet Local ADA Codes

This week Empire Parking lot Services was hired to perform some concrete and asphalt repairs at a local Pasadena strip center. Pasadena is in Southern California and although they are famous for hosting the Rose Bowl football game and Tournament of Roses Parade, Pasadena is the home to many scientific and cultural institutions, including the California Institute of Technology, the Jet Propulsion Laboratory, Fuller Theological Seminary, Le Cordon Bleu School of Culinary Arts-Pasadena, and the Norton Simon Museum of Art and the Pacific Asia Museum. Whoosh talk about accomplishments. My opinion about Pasadena is that it is one of California’s best kept secrets in terms of places to work, play, go to school, or play. That’s right I said play twice. It’s a very fun city.

About this ADA Repair Project

The reason for these repairs was ADA related. The center’s handicap parking spaces were not up to code, and some asphalt and concrete repairs needed to be done in order to achieve compliance. The repairs included fixing the asphalts grade for the handicap parking stalls, as well as the parking lot striping, handicap signs, and some concrete work. Empire Parking Lot Services was contacted by a local contractor that needed to have these repairs done for their house account. They hired Empire Parking Lot Services because we have a reputation for being able to achieve proper grade on these types of ADA projects. Many asphalt repairs companies can patch a hole, or pave a parking lot, but when it comes to achieving a grade that gradually drops is a little more complex and is easy to mess up. This ADA project was pretty straight forward. Once the concrete was dry it was time to block off the work area and fix the asphalt. After a couple of hours we had the grade set and the asphalt laid and rolled. With the asphalt done we installed the handicap striping, signs, and truncated domes all to the most current Cal DAG standards. Once the paint was dry we opened up the area and turned it back over to the store.

City of Orange Business Park Gets New Sealcoating and Striping

This week in the City of Orange California, Empire Parking Lot Services was hired to slurry seal and re-stripe a business park located on Batavia. A local property management company in Orange gave us a call and asked us to provide them with a price for their asphalt repair project. They had received other prices, but still where in need of one more price to complete their bid process. We had never worked with this management company before, but knew we could compete, and we are always looking to increase our customer base. We submitted a price to the company and later that week we were told that we had been awarded the contract. The job was promptly scheduled and completed, and went off without a hitch.

 

 

 

About this Asphalt Repair Project

Like all projects, our estimators visits the site before quoting the price, this greatly reduces the chance for any misunderstandings and mistakes that can occur. But our service doesn’t stop there, once a project has been awarded, our production manager will step in as well. He will make a site visit to a project ahead of time, to be sure that any difficulties that could arise are dealt with before the day of the project. For sealcoating it is imperative that our seal crews know about these things ahead of time. This way our crews can be prepared for them ahead of time. When we showed up to do the project we used a plastic sheeting to protect those concrete flow lines for the tracking and seal on to the concrete with our sealcoating tractors. This project was sealed and re-striped in one weekend. Not bad considering that the project consisted of over 225,000 square feet. The job went off great and the photos are the real proof.

Low Bid Asphalt Repair – Why we dont always get the job.

Low Bid or Low Quality Asphalt Repair?

Every day we receive calls from customers looking to get a competitive quote for their asphalt repairs. Like all good contractors our estimators provide them a price and follow up to see how that price looked. Nine out of ten times our price is in the same ball park as the other contractors at which point it comes down to service, customer rapport, and trust.

Occasionally however, a customer will let us know that our price is out of the ball park. Usually this comes down to someone bidding the wrong scope of work, but once in awhile something is wonky and we have to tell the customer we can’t compete. Now, let’s rewind the clock back to the job shown below. To set up the video let me first explain. Our customer came to us and asked us to do some minor skin patching on his lot that was overlaid just a year before the video was shot. We looked at the project and provided them with a price for the repairs.  The customer had mentioned that he wasn’t pleased with the previous contractor and we assured him that we had integrity. We also assured him his work would be completed just as it was bid, and it was.  However, when our crew went out to clean the parking lot, what we found was this ball of yarn so to speak, and it just wanted to keep unraveling and unraveling. Sadly this happens more often than we’d like to see.

Asphalt Repair Done Wrong

There were so many things done wrong by the last contractor I am not sure where to start. The most blatant is to overlay a parking lot with a quarter inch of asphalt. The customer didn’t state it, but we are guessing that the asphalt repairs were probably bid for a half inch overlay. Also, for parking lot as busy as that one they should have considered a full inch overlay. The second problem is that the parking lot was clearly not cleaned well before the asphalt was installed. This would explain the dirt blowing out of the cracks four feet behind the crew member. Lastly, the parking lot must not have been tacked properly before the paving started. The biggest problem we faced was trying to figure out where to stop peeling up the old contractor’s shoddy work. There was no budget for the removal of the entire project only some minor skin patching. Oh well maybe next time?

Westfield – MainPlace Shopping Mall Gets New Parking Lot Striping

This week Empire Parking Lot Services performed the re-striping of all lines, handicap spaces, stencils, and much more at the Westfield Mall located in Santa Ana, California. If you’re not familiar with the Westfield Mall, it’s located in the heart of Orange County. A Westfield Mall property manager had called us in regards to their parking lot striping needs. They let us know up front that there were a lot of bidders on this project. It was a pretty good size project as far as line striping jobs go, so armed with that information our estimator set out to give them the best price possible, while not sacrificing any quality on the actual striping work. After performing a thorough take off and compiling the numbers we submitted our price the next day and hoped for the best. A few days later our estimator got the phone call. We were informed that out of five bidders, we were still in the running with two other companies. They asked us if we would be willing to match the lowest bid, and said that they felt the most comfortable with us, however the price needed to be the same as the lowest bidder. Typically we won’t just match a low bid to get a job.  But, our estimator said that the job was a clean project on a well maintained property, and the relationship was solid with his customer. Also, we can’t have a parking lot maintenance project in our own back yard (Santa Ana) going to someone else now can we?

About this Parking Lot Striping Project

As mentioned above, this was a parking lot striping project. What the mall needed was a company that could come in at night and re-stripe what ended up being about 85% of the entire malls parking. The scope of project focused mainly on the ring road around the parking lot as well as several of the main parking lots and garages. Once the contract was awarded to us, we submitted a move diagram indicating where we would be on what nights, and what we had planned to get done on those moves. The mall management agreed with the plan, and the project was executed. All in all, the entire project took about 4 nights to complete and it turned out great.  When Empire Parking Lot Services takes on a parking lot striping project such as this one we bring a lot of pride in making sure the work looks good. Some of the extra steps that our company takes to provide a better service, is to pre-black out old stencil that will not match up with our Cal Tran’s spec stencils. Life would be some much easier if every parking lot striping painter used one stencil font! Another thing that we do different than many other line striping contractors is snapping lines. Even though this is a re-stripe we still snap base lines so that when we re-paint the lines they look straight. Often times this will even help hide mistakes other companies have made in the past. This month Empire Parking Lot Services had the pleasure of working with one of the newer grocery chains. In basic terms what our customer needed was bar code warehouse sign installation and rack labels installed throughout their warehouse. These labels and signs are design with a bar code that is scanner ready and readable from long ranges so that their employees can place and pull inventory and update their inventories in real time.

 

About This Warehouse Sign Installation Project

Our customer told us that they where installing a new WMS (warehouse management system) that included PVC Plastic upright labels, pallets racks labels (cycle count type), dock doors signs, staging signs, as well as block storage signs with bar code technology incorporated into almost all of them. In total there was a about 3000 signs with various methods of installation required. Many of the signs are labels that are installed with a basic peel & stick application. Several hundred of the signs, about three hundred, where hung from the rafters using our safety install system. This system ensures if one sign is snagged or fails for any reason, the rest of the signs will not fall with them. Another great advantage to this system is if the signs need to be adjusted to a higher or lower position it can be done easily. Lastly we installed their dock door signs on the exterior of the building and wrapped up another great project. About this Asphalt Paving Job in Los Angeles

This project in many ways is like most of our asphalt paving jobs. Show up, prep the work, and install new asphalt, concrete or whatever medium we are using that day. However, it was different in some ways. This project consisted of patching back asphalt that had been removed to do some repairs on some groundwater wells in Los Angeles. Since the customer had to open up the asphalt when they did their drilling, they needed us to close the asphalt back up with some patches. Our crews not only needed to be on their best behavior in terms of safety, but we needed to be prepared. That meant hard hats, safety vest, steel toe boots, safety glasses, and several other accouterments of the paving contractor industry. We arrived at the project around 9 am and the area was blocked off and ready for asphalt. The project itself was located in the city of Torrance, and located on the cross streets of Crenshaw & Rolling Hills Ave. (yeah that was us causing some traffic backups…. sorry). The install went smooth, and without a single hitch as it should be. We where please with the work and the customer was happy too.

About this Orange County Concrete Core Drilling Project

Before we could fix our customers signs and install new ones we had to remove an existing broken sign post using a core drilling machine.  This equipment basically works like a drill, but instead of the drill bit being  the bit on the end uses a diamond tipped bit that cuts can shaped holes in diameters that range from 3 inches to 10 inches. Irvine Business Gets New Bollards Installed

Irvine Business Ceradyne Needed Steel Bollards Installed

So when Ceradyne Corp needed work done in there parking lot who did they call? You guessed it right Empire Parking Lot Services. This week we received a phone call from Ceradyne located in Irvine California. Irvine is located in South Orange County surrounded by cities such as El Toro, San Juan Capistrano, Laguna Niguel, & Newport Beach. Ceradyne needed some steel bollards installed in their parking lot to protect an area where some of their employees eat lunch outside.  Ceradyne figured that since this area is near the parking lot they should take precautions and install some steel bollards to protect the area in question. Empire was called and we went out to their location and bid to install 5 steel barricades in the asphalt of their parking lot. Here is how the project turned out.

About the Bollard Installation Project in Irvine California.

Ceradyne loved the price so they scheduled the work for the next week. We showed up and barricaded the area off from the general public. Safety First!  Once the area was safe to work in we set up our core drilling equipment. Empire uses state of the art equipment including small and large core drilling rigs. These rigs are bolted down for operator safety and leave only tiny holes behind that are then patched with quickcrete.  After the holes where cored we placed the steel bollards into the holes and made sure they where level.  After the poles were set to a true position we concreted in the base to a depth of about 2 feet. After the concrete base has had a chance to set for about 30 minutes we then filled all of the steel bollards with cement as well. After all the bollards where placed and cemented in we cleaned them up and painted them OSHA safety yellow with a special epoxy paints made just for this purpose. We installed approximately 5 bollards and the project was completed in just less than 4 hours.

Foothill Ranch Shopping Center Gets Asphalt Repairs

So this month asphalt paving contractors Empire Parking Lot Services was hired to do some asphalt patching repairs throughout a local foothill ranch shopping center. Foothill Ranch is located in Southern Orange County and is surrounded by cities like Mission Viejo, El Toro , Lake Forrest and Laguna Niguel.  Our customer a property management firm, needed some asphalt paving done throughout one of it’s shopping centers where asphalt was wearing. These pavement repairs mostly consisted of skin patching areas of worn asphalt where sprinkler run off occurs, and traffic patters are higher. These repairs are very affordable and many property managers do them to maintain a shopping center between the larger asphalt repairs.  When Empire does asphalt repair we always make sure to schedule the following sealcoating service at least 30 days later on skin patch repairs. The reason for this is to allow the oils in the asphalt to leach up and even out before the sealcoat is applied. On larger pavement project Empire-PLS will even give the new asphalt paving more time. Sometimes up to 60 days on larger projects. Any experienced paving contractor will use this same practice.

About This Asphalt Patching Project

This asphalt patching project started like many of our projects  do.  We got our crews on site at about 6 am to start blocking off the work areas, and start the prepping process. Prepping asphalt for patching basically consist of cleaning and weeding the area that is to be patched. From there we will apply a solution on to the work area that is called tack coat. This solution is a bonding agent that allows the new asphalt to adhere to the old and broken repair area. Once all the repair areas where tacked we dropped some hot mix asphalt and started to rake it into place. The crews went from area to area adding the new asphalt then racked it and compacted it. When it comes to asphalt skin patching the secret lies in the edges. They need to be straight and designed in a way that allows water runoff to occur naturally.  Take a look at the photos below for a better understanding.
