Paving & Pumpkins: Asphalt Repair in The Fall of Southern California

October 19th, 2011

Asphalt Repair for the Fall Season | Southern California

Although Southern California enjoys warm weather and mild winters, there are still many asphalt repair factors to consider in the fall, if you are a property manager or owner. With the summer sealing season wrapping up, many property owners and managers should be looking at their properties for winter repairs. These are the repairs that should be done prior to the winter wet weather. Below is a list of the services that managers and owners should focus on.

Fall Asphalt Repair Services to Focus On

  • Crack Filling / Crack Sealing:Crack filling should towards the top of the list of priorities for your parking lot(s). When it comes to repairing these cracks the method used depends greatly on the cracks density and the edge deterioration, but with the crack filling technology available today, asphalt crack repair can be a fast and easy repair process with very little inconvenience. That is if you have the right contractor to get the job done properly. The main purpose of crack filling is to reduce the amount of water that can seep below the surface of your asphalt, and destabilize the soil that supports the pavement. When water is able to penetrate the asphalts surface it can lead to much costlier repairs down the road. This is the primary reason you want to be sure to get it done before the rains begin.

  • Pothole Repair: Just like crack filling, pothole repair is a very necessary service that keeps water from undermining and destabilizing your asphalts integrity. Sinkholes and heavy asphalt depressions are caused when water enters your sub grade and starts to destabilize the surface. Like asphalt cracks, potholes are another point of entry for water to cause this type of damage. Set up a meeting with one of our estimators to walk your property and advise you what types of repairs you need to help maintain the investment you have made into your parking lots asphalt. Pothole repair is very affordable type of asphalt repair and shouldn’t be neglected.

  • Parking Lot Striping: Pavement marking lines and stencils can make a significant contribution to highway and parking lot safety, especially in conditions of poor visibility at night or rainy driving conditions. Freshening up parking lot striping and applying glass beads to your striping is one of the most cost-effective ways to increase safety and visibility in these conditions. When it’s rainy outside visibility can drop severely causing all kinds of trouble for drivers. This holds true in parking lots as well as roads and the freeways. Fresh parking lot striping with reflective glass beads can increase visibility dramatically and reduce car accidents as well, and not just in rainy weather, but at night as well.

  • Curb Striping: When it comes to big impact for small investments very few services can hold a candle to curb painting. Fresh red painted curbs speak volumes about your parking lot and businesses. They send the message to your customers that this parking lot is safe and in good order. Furthermore, they convey clear directions to your customers on what to do or what not to do in a parking lot, such as no parking, loading, or timed parking areas. With the combination of well painted curbs and a clearly stenciled message your customers are always clear on what is allowed or not allowed throughout your parking lot.

The Four Parking Lot Maintenance Budget

When it comes to asphalt parking lot maintenance there are four distinct types of maintenance considerations. The seen, the unseen, the emergency damage, and code changes. In this blog we will discuss the differences in the different types of maintenance planning and how they should be used in creating, managing and building your asphalt parking lot maintenance budget. Read more below about these 4 specific considerations.

The Unseen AKA |Preventative Parking Lot Maintenance

When it comes to parking lot maintenance one of the best ways to save money is Preventative Parking Lot Maintenance.  People often neglect preventative parking lot maintenance because they react to damage and problems, instead of heading them off before they become physical problems.  In short, they are reactive vs. proactive when looking at their asphalt and concrete parking lot maintenance needs.  Below is a small list of preventive parking lot maintenance needs.

  • Sealcoating:  To protect asphalt from breaking down faster. Asphalt Seal Coating is the best way to protect large asphalt failures.
  • Asphalt Patching: To deter or slow further damage from occurring. When you have a pothole or damaged area of asphalt treat it before it becomes a larger issue. In this way asphalt patching can be seen as well as an unseen maintenance need.
  • Crack Filling: To minimize greater damage later.  Crack filling can greatly slow down larger failure issues on your parking lot.
  • Bollard Installation: Bollards can be installed to avoid a lot of damage to sensitive areas of your parking lot.  Think walls, pedestrian walk ways, tel-co boxes, planters, and so on. Pro active can save thousands of future dollars.
  • Wheel Stops: Many property owners don’t realize how much money in property damages can be saved just by installing a $30.00 wheel stop. Use them to protect sprinklers, walkways, walls etc. The added benefit of wheel stops is they can also save lives.  It’s much harder for a vehicle to jump a wheel stop than it is a zero curb. Wheel stops can also protect handicap signs so that they don’t need to be replaced every time someone taps them.
  • Concrete Maintenance: Many things can be done with concrete maintenance to prevent further expenses down the road. From coatings to crack sealing many concrete repairs can be minimized for penny’s today in order to save you thousands tomorrow.
  • Catch Basin Maintenance and Adjustments: Catch basins also known as storm basins are primarily used to ground control and direct water runoff and act as a on-site junction for your drainage infrastructure.  They are typically constructed with a sump pump below the pipes invert. The sump pump collects large sediment and loose debris entering the catch basin through the grate entrance. The collected material is typically removed by hand or by the use of a  drainage truck.

Asphalt Maintenance Tips For Los Angeles & Orange County

Asphalt Maintenance Tips for LA & Orange County

If you haven’t performed any asphalt maintenance on your parking lot this year, it’s not too late!
Fortunately, the weather in Southern California allows for parking lot repairs virtually all year round.  However, that doesn’t mean that there isn’t a good time to get them done.  We are expecting a very wet winter this year and that means serious wear and tear on your parking lot.  Water turns small problems big in a very short time.  Fixing small problems while they are still small keeps your costs small, too.  It also minimizes the time your parking lot is closed down for repairs.
I know what you are thinking.  Water damage in Southern California?  This is a desert!  Yes, it is, but we don’t want anyone else to know that.  So, we plant green grass and lush green foliage and then we water them like crazy to get them to grow.  This water runs out of the planters and onto the asphalt, causing damage.
Ever heard of a little thing called the Grand Canyon?  That’s serious water damage.   Just think of all the cracks and crevices in your parking lot as your own little canyons.  As water flows through them, more damage is done.  After the summer traffic and sprinkler run off, you may be seeing small cracks and crevices in your parking lot.  Now is the time to repair them while the weather is still nice.  Once the rains start, the small cracks and crevices can turn into larger cracks and potholes.

A parking lot is like anything else is life.  It’s less costly and time consuming to perform asphalt maintenance than the repairs that may come later.  It’s easier to avoid big problems than you might think.  Getting an oil change on your car every 3,000 miles, putting down that extra donut, or taking care of the few termites you noticed around your house are all easier that dealing with the problems that come if you ignore these things. The old saying goes, an ounce of prevention is worth a pound of cure and that is so true in parking lots!

Happy Thanksgiving !
