Batavia Glen in Orange Gets Asphalt Repair

This week Empire parking lot services was contacted by a local Orange County property management firm to get some work done at a business park they manage. Their main concern was preserving their asphalt which had not been sealed in some time. This asphalt repair project was bid for crack sealing, seal coating, and parking lot striping. For our customers that have delayed maintenance on their properties we recommend a second coat of seal applied to the driveways. This project was a perfect candidate for this option. The second coat works well for several reasons. First, a second coat of seal can be applied at 1/2 the cost of the first coat. Second the manufacturers of seal coating materials all recommend two coats, and third, when seal coating materials are applied in layers it last much longer. So basically it cost less, last longer, and it’s how it was meant to be installed. Another thing to consider on second coats of seal, in most cases we only recommend sealing your parking lot driveways with two coats. Driveways receive far more wear and abuse then parking lot stalls do so they really benefit from the extra protection.

Orange County Business Park gets new Asphalt Repair

Asphalt Repairs at Volts Corporate Park

This week Empire Parking Lot Services performed several repairs throughout the Volt Corporate Park located in the city of Orange. Known for its charm and history, The City of Orange is located at the heart of Orange County Ca. With neighboring  cities of Anaheim, Garden Grove, and Villa Park. Volt Corporate Park is located in Orange at the corner of Fletcher and Glassell. The project consisted of asphalt repair throughout the park, followed by crack fill to seal all cracks on their parking lot. Once those services was done we seal coated the entire park using Guardtop seal coating material. This project really turned out nicely and the customer was very pleased.

About This Orange County Asphalt Repair Project

As mentioned above this project was a large asphalt repair, sealcoating, and parking lot striping project. The Volt Corporate Park sits on 12.5 acres at 2401 Glassell St., Orange. The 200,000-square-foot complex was in bad need of some seal coating and maintenance. The project ended using roughly 5500 gallons of sealcoating material and over 15 tons of hot mix asphalt. The project itself was done over 3 days. Because the project had not been seal coated in several years extra diligence was taken on the cleaning of the asphalt ahead of time.

City of Orange’s Volt Corporate Park gets new Asphalt Repairs

Alhambra Shopping Center Gets New Asphalt Repair to Meet ADA Compliance

This week Empire Parking Lot Services finished an asphalt repair project in Alhambra California. Our customer owned a shopping center that was recently named in an ADA lawsuit and they were given a list of things that didn’t meet the current ADA requirements, They asked us to bring the property up to code for them. The project was fairly straight forward and we provided them with the solution that was not only affordable but addressed mostly everything that the lawsuit cited.

Repairing the Asphalt Grade

The main thing that needed to be addressed in this lawsuit was the grade of the asphalt leading from the parking area to the front entrance of the business. The existing asphalt grade exceeded the limit of what the ADA says is acceptable and we needed to add more asphalt to the area to bring the grade within the percentage that was legal. Once the grade was achieved all that was left to be done was to re-stripe all of the lines, and handicaps as well as installing the new handicap signs up to current ADA code. This asphalt repair project as always went without a hitch and the customer was left satisfied and relieved that there parking lot was repaired up to current ADA requirements.

Alhambra California Asphalt Repair

Local Business Gets Asphalt Repairs in Anaheim Ca. 92806

For the first Asphalt Repair project of the New Year, Empire Parking Lot Services did an asphalt / concrete / sealcoating / striping combo project in Anaheim California. Sandwiched in between Garden Grove, Placentia, Yorba Linda, Villa Park, Orange, (takes another breath) Garden Grove, Stanton, La Palma, and Buena Park (and exhale). This project was a perfect project to showcase the diversity in our services, as well as the quality of our work. The project was for a local business that needed to resolve an issue with their parking lot, as well as yard, where their delivery were picked up and dropped off.  About This Asphalt / Concrete Repair Project

As mentioned above this paving project had us doing a little bit of everything. The first step of the project was the saw cutting and removal of broken asphalt, as well as broken concrete swale (also known as concrete flow line). Once the asphalt and concrete were broken into manageable pieces we loaded the dump trucks and hauled them off for recycling. Next, we moved into the concrete construction phase with the framing and pouring of a new concrete swale. Once that was done, we gave the new concrete flow lines 48 hours to cure enough to work around. With the new concrete cured we moved onto the Asphalt Repair portion of the project. All new asphalt done by Empire Parking Lot Services is installed in two lifts and as well as rolled in two passes. Once the asphalt was completed all that was left to do was to seal coat the parking lot and re stripe all of the marking back to the existing layout.

Anaheim Business Gets Asphalt & Concrete Repairs Done

Laguna Beach Shopping Center gets Asphalt Repair & Ruble Strip Removal.

This week Empire Parking Lot Services was hired by a local Irvine property management company to perform some asphalt repairs. Our project was one of their busy centers located in the city of Laguna Beach California. Our customer was in need of some changes in the parking lot that included the removal of some old rumble strips, as well as the repair of the pavement surface underneath the area where the strips where located. About this Laguna Beach Asphalt Repair Project:

As mentioned this project was located in a very busy shopping center in the Crystal Cove area of Laguna Beach. The property manager needed the rumble strips in their center to be replaced because many where breaking, as well as the asphalt repairs below them. We were hired to remove the rumble strips, as well as repair the asphalt surface than install new rumble strips after the asphalt repairs were completed. The best approach for this project was to use one of our caterpillar skid steers with the grinder attachment on it to remove not only the rumble strip, but the damaged asphalt as well. This grind and patch approach works best in this type of situation for a couple of reasons. First off the area we were working in was already crowning from previous repairs that had been done some years earlier. Some of the asphalt needed to be removed, but not all of it. This approach saves the customer money on material cost and down time in the area.  Secondly, we wanted to keep the asphalt work area contained, since we were working around the general public. By using this compact equipment we were able to do just this.

This week the Costco located on Laguna Niguel California called Empire Parking Lot Services looking to get some warehouse striping done in their shipping area. The striping was installed to clearly mark out the area of the store where customers should not be, stand, etc.  Although the project was small in nature the precautions taken on these projects are massive.

About the Warehouse Striping installed

What Costco needed from Empire Parking Lot Services was to get these areas painted in a coating that would last for more than the typical year or two. Many warehouses we work in will paint warehouse striping and warehouse floor markings, using standard water base paints or oil base products. These products are almost guaranteed to fail under harsh warehouse floor environments. They just cannot hold up to the forklifts and pallets that get pulled and dragged over them day and night. The answer to the problem is warehouse striping using 2 part epoxies over a shot blasted surface. With this combination lines go down and stay down. New Safety Warehouse Striping for Costco Laguna Niguel

Hacienda Heights Property gets Asphalt Repairs

This week in Hacienda Heights Empire Parking Lot Services was contracted to do asphalt repairs to a parking lot that had some badly damaged areas. The parking lot itself was in decent shape however, the areas that were bad needed to be excavated and repaired. Often times in asphalt repair damaged areas can be fixed by placing new hot mix asphalt over areas of pavement with simple surface erosion issues. For our customer in Hacienda Heights unfortunately it wasn’t quite that simple. In order to get there parking lot in to top shape again, we had to saw cut the damaged asphalt areas out and then use our skip loader to remove that broken asphalt. Once the asphalt was removed and hauled to the dump, we trucked in new hot mix asphalt and installed it into the areas where we had removed the damaged asphalt. About this Asphalt Repair Project

When it comes to quality not all contractors are the same. Many contractors will cut corners to save a dollar, and they do this in a few different ways. Take notice that when the removals were done on this project they were saw cut out, and not just broken out with a jackhammer. This gives the repairs a clean and precise look. It also adds to the integrity of the repair over time. Another thing to note is that when asphalt is installed it is supposed to be installed in what’s referred to as “lifts” Asphalt is installed in lifts to help fill in all potential voids on your parking lot. Many times repairs are done and a few months later they start sinking causing the whole damage cycle to repeat. All asphalt repairs performed by Empire-PLS are installed in a minimum of 2 lifts. The base lift and the finish lift. Each lift is laid and rolled individually. As you can imagine this is a lot of extra labor. But that is the correct way to repair and install asphalt so that’s why we do it.
