Here at Empire PLS, we like to use oil based paints to repaint curbs and fire lines in shopping centers and home owner associations. They are stronger than water based paints and last longer, as well. When you add in the fast drying time, you can see why they are so popular with parking lot striping companies and property owners.
  • Urethane Enamel: Urethane paints are designed to stand up to harsh weather conditions, such as long term exposure to sun, rain, and other exposure issues. This paint product is highly recommended for metal bollards, guard rails, loading docks, hand railings, and sign posts.
  • Epoxy Coatings: This type of coating is a very durable coating. This coating is best used in heavy commercial and industrial applications. It’s a 2 part paint system that is designed to be used indoors and holds up under the harshest conditions. This paint product is ideal for warehouse floor striping and also floor coatings, like battery acid resistant applications.

Warehouse Striping Removal “Knowing Your Options”

Whether you are looking to change your warehouse striping layout, to remove your warehouse striping because your lease is over or you want to re-stripe your existing layout with something more permanent, you will have to remove your existing warehouse lines.  Several methods may be used to remove these lines with varying results.   Typical removal techniques are chemical paint removal, scraping/grinding, and shot blasting.

Several arguments can be made to the ineffectiveness of chemical line removal in a warehouse environment.  Chemical paint removal is possible when the type of material used to paint the warehouse striping is known.  Several different paint stripper chemicals should be applied to test areas to evaluate their effectiveness.  More often than not the painting material is not known, and procuring many different chemicals may not be realistic.  The existing paint may also be chemically resistant – an ideal application in warehouse painting, so all that money spent on strippers is wasted.  Furthermore, chemical removers are typically not that environmentally friendly.

Scraping the warehouse floor striping is possible when the underlying concrete warehouse floor is smooth and sealed prior to warehouse striping.  In this case it should be easy to remove any type of material with a sharp scraper and some elbow grease.  If the concrete is porous and /or unsealed prior to painting, scraping will not be possible.  Hand grinders may be used in this circumstance and the aggressive approach here may not leave an attractive finished product.

Arguably the best method of paint removal is a process called shot blasting.  In this process steel beads or “shot” are blasted through a self contained machine.  The finished result is a uniformly removed surface to varying depths and widths depending on machine setup.  Typically, acrylic, urethane or epoxy sealers are applied to the freshly blasted surface if they are not marked for fresh paint.

Imagine dragging a screw or a misplaced tool across a concrete floor.  We have all seen the effects here – scratched concrete. Dirt and sand by their nature are abrasive, and when fork truck tires get dirty they tend to act like sandpaper and erode the epoxy warehouse paint.

Anything that can cause damage to the concrete warehouse floor will potentially damage the epoxy warehouse floor paint.

By following safety guidelines that are most likely already in place and by keeping up with your daily maintenance routine, the life expectancy of your epoxy warehouse floor striping can be considerably extended – stretching that initial investment over the duration of your operation and allowing that budget money to be spent on more important stuff like beer!

The Warehouse Floor Striping Guide

A quick guide to prepare you for the project.

(Part One of a Five Part Series:)

When you cross the complexities of warehouse floor striping with the urgency of warehouse staging, distributing and management, you come to realize that a lot can go wrong quickly.  That’s why it is of the utmost importance to be prepared for working with and choosing the correct striping contractors.  In an effort to help you achieve that goal, we offer you a quick list of questions and suggestions to think about ahead of time to help you be prepared.  Empire Parking Lot Services offers warehouse floor striping and, through our years of service and knowledge, we have come up with the following advice.

Part One:

  • Hire Local Warehouse Floor Striping Contractors:

Believe it or not, this is a common mistake many companies, big companies ! make.  They find a company that offers “National Striping & Signing Services”,  they call them up, and sign a contract with them.  Now, hiring a company from out of state isn’t the mistake in itself, but here is what can and often time does happen.  The company flies, drives, or buses out their crew, usually a very small crew to keep labor cost down.  Then, they order their paint from their local paint representative and they drop ship it to your facility.  Because these companies are not from California, they are not aware of the local air quality laws prohibiting the use of certain paints.  Problem number one is right there.  If you are working with a contractor that is using the wrong kind of striping paint on a construction project and that contractor is caught, guess who else feels the sting of that first time violation?  That’s right, it’s you!  Also, if you think it’s not going to happen to you, take a look here at this Google search results page.

Another common problem you run into is that many states throughout the US don’t require a contractor’s license at all to perform Warehouse Floor Striping.  That’s where you run into some amazingly bad warehouse stripping.  I am not saying every unlicensed contractor does bad work because I am sure that’s not true.  What I can tell you is this, for every 10 jobs we do in the California area, one of them is  fixing a warehouse floor striping project that turned out wrong.  The fault does not necessarily always lie with a contractor, but we will get more into that in a later blog.  A licensed contractor isn’t a guarantee for a quality job, but it does guarantee that you, the customer, are protected by certain rights under the state of California laws.  These include filing against the contractors bond or taking legal action against their contractors license.  These things give customers like you a lot of leverage when things go wrong and they can go wrong, if your contractor doesn’t understand the complexities of warehouse striping.

7 Important Questions To Ask Your Contractor:

Where is your company located?
Do you have a contractor’s license for this trade in this state?
Are you familiar with the local laws pertaining to VOC (Volatile Organic Compounds ) levels in the paint you are using?
What size crew are you bringing to the project?
What happens if there is a problem and your crew has returned to Alabama, Florida,  Hawaii, Etc ……?
What is the expected time line to complete the project?
Do you offer a written guarantee on any of your warehouse floor striping services?
