This week Empire-PLS performed some Seal & Striping for a local Placentia California business called Lincoln Imports.  They are an importer that has been in business for over 31 years. Lincoln Imports is an importer of seasonal items and home décor items. When they called us they were in the process of getting multiple quotes for seal & striping and crack filling services. This week we worked in San Diego, Ca. performing some seal coating & striping at Cathedral Catholic High School. This school has a beautiful campus that is meticulously maintained. The Seal & Stripe Project Breakdown

We arrived on site at 6 am sharp. We always arrive one hour early to clean our tools, pull loose weeds and clean parking lot before we start the actual seal coating process. We got all of that done and then started the seal coat process which lasted for about 4-5 hours. We used a machine to apply the sealcoat called a seal squeegee or seal buggy. This applies the seal coat smoother and more evenly and reduces the number of squeegee stroke patterns that will show up on the parking lot after it’s sealed. Once the seal coat dried, we moved onto the line striping portion of the job. Our striping crews showed up at about 4 pm and started the layout which included lines, handicaps, stencils and crosswalks. San Diego High School Gets New Sealcoating & Striping

New Seal Coating & Striping for Orange County Golf Course

Empire Parking Lot Services is at it again. With the weather turning warm more and more business are looking to get their parking lots sealed and striped as part of their parking lot maintenance routines. This week it was a Orange County golf course that needed it done. With the heavy rains we had this season, and the pinch on budgets that California has been enduring, this maintenance was definitely due. This Seal Coating project went great and the work came out looking great as well. Our crews showed up at about 5 am and got the parking lot cleaned off.  Once clean the crews applied the new coat of seal to the asphalt. With humidity at 95% the seal was dry by 12 noon and ready to be striped. Once the parking lot striping crews showed up to the job they got the area laid out and re striped in just a couple of hours. The great thing about working in Irvine, California is that, when you show up to job sites there, it’s almost always cleaned, well designed, and done right the time before. For us this job was no exception.  Irvine is located in South Orange County between the cities of El Toro, Lake Forrest, Laguna Beach and Dana Point.  Our account called us out on this project because they needed some fast work done on one of their shopping centers. They required some Seal and Striping as well as some stenciling done on their parking lot.  We talked to them and figured out what they would need and scheduled the job for the next day.

Our customer’s project ended up being an easy one. All that they needed was to seal coat over old parking stalls and then re stripe the parking lot stalls to a new layout. One of our crews arrived at the job early in the day to ensure that the work areas where barricaded off. We cleaned off the area of parking that was affected and applied a heavy coat of seal to the area and let it dry. The next day we headed back out to the job to layout and paint all of the affected striping. Once the line striping was completed we painted down some motorcycle stencils on to the asphalt and broke down the barricades. When it comes to Seal and Striping no one does it better!

Fountain Valley Sealcoating Project

Fountain Valley Church Gets New Look for Big Event

A couple weeks ago, Empire PLS received a request to bid asphalt seal coating and striping by Living Waters Christian Fellowship Church in Fountain Valley. The city of Fountain Valley is located on the south end of Orange County near the cities of Huntington Beach, Westminster as well as Lakewood California. With a timely bid submitted, thorough communication, and a fair price we were awarded the sealcoating job. The customer really wanted to improve the appearance of the parking lot for a big event they would host at their facility.

Before the seal coat the lot was very dry.

With great care, we applied a nice consistent coat of slurry seal to not only extend the life of the asphalt but to improve the appearance of the parking lot pavement.

After Seal Coating....WOW!!!

The final touch included parking lot striping the next day. The parking lot painting is a key part of completing any seal coat project. With crisp lines and an even coat of paint the church’s parking lot looked GREAT!!!

This weekend Empire Parking Lot Services was asked to perform a seal coating & a re stripe project in Santa Fe Springs California.  Santa Fe Springs is located in Los Angeles between the cities of Whittier and Downey to the east and west as well as Pico Rivera and Norwalk to the north and south.  CTA also known as California Teachers Association called Empire PLS to get their parking lot seal coated, their curbs painted, and their parking stalls and handicaps re painted for a fresh and new look.  Seal coating serves two main purposes one is to create a fresh and clean look to your parking lot and the other is to  protect your asphalt from rain and sun and other damaging factors that add to breaking down your asphalt parking lot.  CTA had many choices when it came to hiring a seal coating contractor and where glad they chose us.

How the Asphalt Repair  Work Went Down

Our sealcoating crew showed up to the project at 7 am on Tuesday morning.  We used brooms and blowers to prep the asphalt.  Once the asphalt had been cleaned and cleared off dirt, leaves, etc it was ready for its fresh coat of slurry seal.  We applied a thick coat of diversified seal coating material to the entire surface of the parking lot, being very careful to not get any on the concrete aprons or curbs.  After the seal coat was finished we fully barricaded the parking lot off for the safety of the public as well as the new seal coat.  Several days later after the seal coating had dried we returned to project.  This time our striping crews showed up and laid out the entire project and proceeded to paint the parking stall lines and handicap stalls.  Once we where finished with that we re-stenciled all the stalls with our customers company name.  CTA also asked that we freshen up all the curbs on their property which included red curbs for fire lane as well as blue curbs for the handicap areas.  Finally all we had remaining was to do the sign work.  CTA had some old fading signs in their parking lot that needed to be replaced.  These signs designated that parking stalls as CTA parking only.  We took pictures ahead of time and had new parking lot signs designed to match their old parking lot signs.  We removed the old we where able to install the new signs on various post and poles.

The Southern California Guide To Seal Coating (part 1)

If your like me before starting a project you need to get all the facts down first. Seal coating is one of those projects that deserves all of the research you can possibly do.   So I thought it might be helpful to write a  simple guide for property owners and property managers who are considering a seal coat project and want to arm themselves with the facts first.  So check back often for updated post and please feel free to comment or question anything here written other than my terrible punctuation or lack of it.

Variables to Consider when sealcoating your Southern California

Seal coating Variable Number 1.

Timing:

The first variable to take into consideration is timing.  The reason this is so important is that because if sealcoating work is done at the wrong time it can turn disastrous.  If seal coat cant or doesn’t dry in time the project can go real bad and  real fast.  Now Our sealcoating business is located in Southern California so our window of opportunity is fairly large.  The Southern California sealcoating season begins typically in May and goes all the way to November.  The required temperature we need to seal is between 50-60 degrees F. If these simple facts are ignored trouble can occur.

Here is a hypothetical scenario:

Say your parking lot gets sealed on Sunday morning and doesn’t dry when people return to it on Monday morning.  At this point your more than likely going to have  a mess on your hands.  I have seen where badly timed sealcoating projects have led to the tracking of wet, black sealcoat onto carpets through entire buildings, sealcoat tracked into cars,  shoes ruined, as well as clothes and personal belongings destroyed.  A secondary concern is having to keep a business parking lot closed during there operational hours.  If you close down a fast food restaurant because there sealcoat doesn’t dry it can add up to thousands of dollars in lost revenues for them.  The cost for these damages can add up fast so work with experienced sealcoating contractors and time your project accordingly.

Seal coating Variable Number 2.

Weather:

Weather also needs to be watched carefully when planing to sealcoat a parking lot or HOA.  Always check the weather for rain or overcast conditions the night before a scheduled sealcoating project is going to be performed.

Another hypothetical scenario:

You have your parking lot scheduled to be sealed on Wednesday morning but the weather is calling for 25% chance of rain.  You think hmm… 25% isn’t that much really lets go for it!  So the seal coating contractor shows up and seals your parking lot and the rain starts coming down.  Now,  2 things are going to happen.

1.) With just a little rain your seal coat is going to pour into your concrete flow lines or driveway entry’s and create a mess that will take a lot of time and money to fix.

Or

2.) A ton of rain will come down and all your sealcoat will completely wash away down into storm drains leaving you with a environmental situation that has the potential to  cost you thousands if not tens of thousands to fix.

The lesson here is don’t take the chance.  Southern California has so few rainy days just wait till the weather turns nice again and re-schedule the job.  I have seen where a property manager didn’t cancel a project even after the contractor advised against doing the project simply because she didn’t want to upset her tenants.  Let me say this …….”It was a Mistake!”

Seal coating Variable Number 3.

Shade:

Shade is kind of like weather in that it can cause large areas of sealcoat to not dry simply because it doesn’t see enough sunlight for drying to occur.  There isn’t a lot that can be done about shade in terms of avoiding it, but an experienced seal coating contractors estimator/salesmen will note the shaded areas to its production manager so he can keep an eye on it.  If your parking lot or HOA has a lot of shaded areas on it, than it might be  better to save your sealcoating project till the summer months for higher air temps to speed the drying times of the seal coat in these troubled areas.

Seal coating Variable Number 4.

How often should I sealcoat my asphalt?:

Seal Coat is the black liquid emulsion that is spread out all over your parking lot to do two main things:

1.) Protect your asphalt

2.) Visually improve the way your parking lot looks by “blackening the asphalt”

So how often does it really need to be done? Well in terms of protecting your asphalt most manufactures suggest that your parking lot should be sealed every 2-3 years with 2 coats of slurry seal being applied each time you seal your asphalt. Many Southern California parking lot owners / managers prefer to  just put a good single coat of seal on their asphalt on an annual or bi annual basis.  The reason for this is too keep the parking lot looking dark and maintained more evenly throughout the years.  Although they do take a small hit on the performance of their sealcoat when they do it that way they do keep their parking lots looking fresher and better maintained.  One thing to watch for that does occur from time to time is too much sealcoat on asphalt.  Some malls and businesses in the Southern California area are fanatical about maintaining that new black look.  If too much seal builds up in your parking lot over time you can create a glassy, dangerous condition that causes vehicles to hydroplane with small amounts of water.  When this occurs the best thing you can do is just remove the old seal coat build up and start over with your maintenance cycle.

The Purpose of crack sealing and filling.

First off crack sealing and crack filling really are similar services.  Over the years these services like so many in industry have started going by several names.  In fact the name crack sealing and crack filling are both a little miss leading.  You see crack are neither filled nor sealed technically speaking. To understand this better you have to rationalize what a parking lot crack is.  Cracks are formed by shifting in the earths surface.  As well as Aging and drying out of the asphalt material your parking lot is made up of.  This is constantly happening especially here in California and will always continue to happen because of constant ground movement and tons of sunshine.  So when you see cracks appears it is happening because of those two things. Make no mistake crack sealing and  crack filling are very important services to consider because they do slow the asphalt damaging process.

Reasons for cracks appearing:

1. Asphalt has become brittle due to heat and sunlight.

2. The ground below your parking lot is shifting.

The purposes and functions of crack sealing and crack filling must be clearly understood so that the most cost effective and long-lasting treatment is applied.

Crack Sealing- The placement of specialized materials either above or into working cracks, using unique configurations to prevent the intrusion of water and debris into the crack.

Crack Filling- The placement of materials into non-working cracks to substantially reduce infiltration of water and to reinforce the adjacent pavement.

Working refers to horizontal and/or vertical crack movements greater than or equal to 0.1 in (2.5 mm); nonworking refers to movements less than 0.1 (2.5 mm). It is assumed that where cracks are exhibiting significant vertical deflections, the appropriate repair strategy will be sought.  Hence, for cracks with limited vertical movement, horizontal movement becomes the critical factor in determining the need for, and planning for, a crack treatment operation.

As the above definitions indicate, the objectives of crack sealing are significantly more difficult to accomplish than those of crack filling.  Sealing requires considerably more forethought, greater costs, and a use of specially formulated materials and more sophisticated equipment.

Seal Coating Contractors “The Empire Parking Lot Services Difference”

This weekend we wrapped up the last sealcoating and striping project in a series of projects done in Hawthorne California. The job turned out great and the customer seamed very pleased. It was a school playground and they needed to make some changes to the design.

The first thing we had to do was to show up at 4 am to arrive before our sealing crews so that we could perform some black out of some parking lot striping that wasn’t going to be going back. We do this to ensure that there is no bleed through once the sealcoating starts to wear off.

Once this was done, the parking lot was power cleaned.  This process involves sweeping and blowing old loose debris and trash from the asphalt surface and prepping it for the application of sealcoat material.  Next, sealcoat material was applied to the surface asphalt in a thick, heavy coat.  Small areas were cut in by hand using squeegees, while larger areas were applied with a motorized squeegee machine.
