The term “Pavement Markings” refers to all things painted on a parking lot.From parking lines to red curbs and everything in between. At this Orange County shopping center Empire Parking Lot Services was contracted to repaint all of their parking lot markings & curbs. This included all handicap Pavement Markings such as the disabled silhouette (handicap logo) and cross hatch lines, traffic stencils, such as stop and bars, arrows as well as  all parking stencils i.e. visitor, compact and reserved. Furthermore we repainted all speed bumps, parking lines, curbs, and bollards. This customer made sure that all areas that needed to be painted were prepped ahead of time, as well scrapped and sand blasted as needed. Any stencils that did not match the set chosen by the management company were blacked out with a clean square box, and repainted using the customers choice. All of this was done in the early morning hours, so that there was minimal inconvenience caused to the shopping center tenants and customers.

New Pavement Markings For Irvine Retail Center

Irvine Business Ceradyne Needed Steel Bollards Installed

So when Ceradyne Corp needed work done in there parking lot who did they call? You guessed it right Empire Parking Lot Services. This week we received a phone call from Ceradyne located in Irvine California. Irvine is located in South Orange County surrounded by cities such as El Toro, San Juan Capistrano, Laguna Niguel, & Newport Beach. Ceradyne needed some steel bollards installed in their parking lot to protect an area where some of their employees eat lunch outside.  Ceradyne figured that since this area is near the parking lot they should take precautions and install some steel bollards to protect the area in question. Empire was called and we went out to their location and bid to install 5 steel barricades in the asphalt of their parking lot. Here is how the project turned out.

About the Bollard Installation Project in Irvine California.

Ceradyne loved the price so they scheduled the work for the next week. We showed up and barricaded the area off from the general public. Safety First!  Once the area was safe to work in we set up our core drilling equipment. Empire uses state of the art equipment including small and large core drilling rigs. These rigs are bolted down for operator safety and leave only tiny holes behind that are then patched with quickcrete.  After the holes where cored we placed the steel bollards into the holes and made sure they where level.  After the poles were set to a true position we concreted in the base to a depth of about 2 feet. After the concrete base has had a chance to set for about 30 minutes we then filled all of the steel bollards with cement as well. After all the bollards where placed and cemented in we cleaned them up and painted them OSHA safety yellow with a special epoxy paints made just for this purpose. We installed approximately 5 bollards and the project was completed in just less than 4 hours.

The Emergency AKA |Unplanned Parking Lot Maintenance

Parking lot maintenance emergencies should be expected throughout the course of a year.  With that being said budgeting for them should be done as well.  Now whether this comes in the form of a general emergency fund or a specific parking lot maintenance emergency fund doesn’t really matter.  What is most important is that something is set aside for the little unexpected things that happen in life.  What can go wrong in parking lots is typically going to be plumbing or electrical by nature.  Also, you may have a fire or flooding that ends up requiring some asphalt or concrete repair.  A typical example of this is this, would be when we had one of our customers call after a fire was set in a parking structure that not only destroyed a vehicle, but ended up doing a tremendous amount of damage to the structure.  The customer ended up spending nearly 15 thousand dollars getting the structure restored to its safe and clean original appearance.  The accident was unforeseeable,  but you can almost always count on something to this degree happening. Here are a few surprising scenarios that can crop up and end up costing you money.

• Irrigation Leaks: Irrigation leaks contribute more to damaging asphalt and concrete than any other scenario listed here.. Every property manager and owner should take annual walks through their parking lot to look for irrigation problems. One broken or leaking sprinkler can lead to tens of thousands of dollars worth of damage.
• Structural Damage: Sometimes caused by vehicles and sometimes more natural causes. IE earthquakes, etc. structural damage to asphalt and concrete can cost property owners and managers a lot of unforeseen expense. With California being built on
• Trench Work: When there are problem with plumbing and electrical issues they can often result in a need to run a trench through the parking lot. Regardless of asphalt or concrete the repair can be a large cost that is unplanned.

• Graffiti: Graffiti on asphalt and concrete is rare but when it happens it can be expensive.  The only reason it is even listed here is that we have had to remove graffiti from curbs and parking lot roads before.  So much that it forced the customer to have to spend thousands of dollars on curb painting that wasn’t in the budget.

The sump pump collects large sediment and loose debris entering the catch basin through the grate entrance. The collected material is typically removed by hand or by the use of a  drainage truck.
