Asphalt Paving Contractors Repairs Shopping Center Parking Lot.

Empire Parking Lot Services was hired by a LA based property manager to do repairs throughout their shopping center in the city of Los Angeles California. These repairs where mostly skin patching areas of eroded asphalt. This project was a one day project.  Although it was large, the customer needed to get it done quickly as possible, due to the high traffic of the center.  Instead of bringing in one crew, we doubled up on the labor and equipment to meet their time line needs.

About this project:

This project consisted of 500 square feet of damaged asphalt removal, 500 square feet of new asphalt installed at (4) inches and, 650 square feet of asphalt skin patching in 25 areas. Our crews showed up on site at about 4 am in the morning to get as much of the necessary pre work done as possible. The pre work consisted of first and foremost barricade off the areas from the public, than saw-cutting the asphalt areas scheduled to be removed, and tack coating the 25 areas of skin patching.  The pre work was completed by about 8 am and that’s when the hot asphalt material started showing up. Since this was such a busy center we had the paving crew work in the areas up against the shopping centers first so that they could be opened as quickly as possible. Empire-PLS understands that these shops need their parking spaces, and  store fronts clear so that they can stay productive during the construction process. That’s why we service them first.  As a paving contractors we want to make a profit as well, but not at the cost of others losing it.  Many paving companies will come into  center like this, and do the job in a way that is most cost-effective for them, it’s just bad business.  After the store fronts were done we moved into the parking stalls and did all the skin patches. The crews wrapped up the project by about 3pm and the customer was very pleased. The toughest part about this project was the fact that there where so many people in the center by 6 am.  When this happens we try to slow down production a little and focus on safety more. Foothill Ranch Shopping Center Gets Asphalt Repairs

So this month asphalt paving contractors Empire Parking Lot Services was hired to do some asphalt patching repairs throughout a local foothill ranch shopping center. Foothill Ranch is located in Southern Orange County and is surrounded by cities like Mission Viejo, El Toro , Lake Forrest and Laguna Niguel.  Our customer a property management firm, needed some asphalt paving done throughout one of it’s shopping centers where asphalt was wearing. These pavement repairs mostly consisted of skin patching areas of worn asphalt where sprinkler run off occurs, and traffic patters are higher. These repairs are very affordable and many property managers do them to maintain a shopping center between the larger asphalt repairs.  When Empire does asphalt repair we always make sure to schedule the following sealcoating service at least 30 days later on skin patch repairs. The reason for this is to allow the oils in the asphalt to leach up and even out before the sealcoat is applied. On larger pavement project Empire-PLS will even give the new asphalt paving more time. Sometimes up to 60 days on larger projects. Any experienced paving contractor will use this same practice.

About This Asphalt Patching Project

This asphalt patching project started like many of our projects  do.  We got our crews on site at about 6 am to start blocking off the work areas, and start the prepping process. Prepping asphalt for patching basically consist of cleaning and weeding the area that is to be patched. From there we will apply a solution on to the work area that is called tack coat. This solution is a bonding agent that allows the new asphalt to adhere to the old and broken repair area. Once all the repair areas where tacked we dropped some hot mix asphalt and started to rake it into place. The crews went from area to area adding the new asphalt then racked it and compacted it. When it comes to asphalt skin patching the secret lies in the edges. They need to be straight and designed in a way that allows water runoff to occur naturally.  Take a look at the photos below for a better understanding.
