About This Pothole Repair Project
We arrived to the job at about 9 in the morning per our customers request. Once there our crews started prepping the areas of broken asphalt for pothole repair. The main distinction of a pothole type of repair versus a asphalt patch is that with potholes the area are pretty small and there is no removal of old asphalt material. On this project we basically just had to clean off the areas that needed repair and then apply some tack coat to them. Once they were prepped, we shoveled the asphalt on to the areas of repair, and raked them into neat square and rectangles. Empire was asked to do some asphalt repair including, removing 12 areas of broken & damaged asphalt throughout the center, and replacing it with new asphalt. In addition to that, the customer was looking for some additional skin patching in 4 other areas, and then asked us to re-stripe the lines and legends wherever the new asphalt affected the old parking lot striping layout. In total the work was to be completed in just one day.
The Challenges:
The biggest challenge Empire Parking Lot Services faced on this project was timing and safety. Getting as much of the asphalt removal & asphalt replacement done as quickly as possible while maintaining public safety was our chief concern. The golden rule for us is to try and keep businesses open during the construction process. This center had many small restaurants in it and for them even losing one lunch day can cost thousand of dollars. Although some projects require us shutting parking lots down overnight, this was one we were confident we could do the pavement repairs in one day safely. The amount of asphalt repair were large but no impossible.
How the Job Went:
As we predicted the shopping center was very busy. By 5 am cars where already pouring into the center from every direction. With a fitness club and a bank on the property, our project site was a first stop for many of the local early morning commuters. We quickly laid out the areas of asphalt repairand started the asphalt removals on the shopping center by saw-cutting and using a backhoe to remove them. In total the removals were completed in about 2 hours. Not bad considering there was over 100 tons of asphalt removed and hauled away. Once the old and broken asphalt was hauled off we started prepping the areas to be patched by compacting the surface and tacking the edges of the existing asphalt. By 10 am the hot asphalt started showing up and the asphalt paving process started. We off loaded the new asphalt into the newly prepped patches and spread it with a skip loader. The asphalt is always installed in two lifts when you hire Empire Parking Lot Services. Some contractors skip this step and just toss the new asphalt in hole and roll it. While this will work some times what more often happens is low spots will form where asphalt was compacted poorly. By installing the new asphalt in multiple lifts better compaction is achieved and a longer lasting product is whats created. Once the second lift of asphalt was installed the areas where rolled and opened as soon as they cooled to an acceptable level. New Speed Bumps for Private Driveway in Murrieta California
This month Empire received a call from the owner of a private residents in Murrieta California. They had a long asphalt driveway in need of seal, as well as needing some new asphalt speed bumps installed. They called several asphalt contractors and apparently Empire Parking Lot Services was the only company that called them back. They hadn’t told us that until after the project was finished, but it really wouldn’t have made a difference to us. Thats because Empire-PLS offers the same great service and price each and every time. The owners needed to slow vehicles down because they were using his road not realizing it was a private driveway. On several occasions cars even went off the road causing damage to their property. Speed bumps where the perfect cure for this situation.
First New Speed Bumps, and Then New Sealcoating
So the first thing Empire did was to install the new asphalt speed bumps. That part of the project actually happened about 6 months ago so that the seal coat would not lift or peel once sealed. As any good asphalt contractor knows, asphalt needs time to cure and dry well before you apply sealcoat to it. With the asphalt fully cured, we showed up this week to apply the sealcoat and stripe the new speed bumps. We used a good thick coat of seal on the driveway and once dry, our striping crews showed up and applied the striping to the speed bumps. If you were not aware speed bumps actually go by a half a dozen names. These names include speed bumps, speed humps, speed berms, speed retardants, speed abatement and speed tables. There are probably more than that so speak up I missed one. Speed Bumps can be installed in several different ways. There are the most permanent choices of asphalt & concrete, than there are newer less permanent options in rubber or plastic.

Orange County Asphalt Contractors Do Small Skin Patches In Stanton
This week Empire Parking Lot Services was hired by ” The Dream Zone” located in Stanton Ca. They sell mattresses and supplies to Stanton residents as well as surrounding cities such as Westminster, Cypress, Buena park, & other surrounding cities in Orange County California. They had a small budget to work with this year and they are small business to begin with. After a quick consulting with a salesmen the contract was signed and the work was scheduled. We showed up on this asphalt repair project at about 1:30 pm in the afternoon. The customer informed us that it was a good time for them. The 3 areas where cleaned off and then tack coated for proper asphalt adhesion. We use tack coat to guarantee that the new asphalt will stick well to the older asphalt. Once the three areas where tack coated and cleaned we started the asphalt installation. We spread out a few tons of asphalt 1 patch at a time and we raked and feathered the edges so that they where nice and clean. Once we had that done there was nothing left to do other than compact the asphalt and iron the edges. The patches came out clean and will get The Dream Zone through there tight spot until the economy gets better. The Dream Zone gave us a great feedback and said that they will make us their first choice when it comes to Orange County asphalt contractors.

This week we had a small asphalt patch back that our customer needed done. The project basically consisted of 1 area of (4 “) asphalt that needed to be installed. The owner of the building was moving in this week and he was making some last minute repairs. One of those repairs was a bad pipe behind the building. They had dug up and replaced the pipe and now they just needed to get the asphalt replaced. The total size of the patch was about 50 square feet and the asphalt was in great shape around it. How the Asphalt Patch Was Installed
We arrived at the project at about 12 noon. It was a vacant building so we knew we had the luxury of scheduling it in the middle of the day. Once we arrived we compacted the soil and base. We do this to be sure we have proper compaction. We do this to avoid air holes and voids that can go onto to eventually form low spots, or worse sink holes. After compaction was completed we poured the first lift of asphalt into the area and compacted it manually. Again multiple lifts are the best way to avoid getting low spots in your asphalt. Once that was compacted we installed the second and final lift into the hole and raked it properly per the customer’s request. Once all of the asphalt was raked in to place we rolled it and used an iron to seal all of the edges. Ironing is critical in having seams that don’t unravel. Strangely enough you hardly ever see other paving companies do this anymore. Once the ironing and rolling was finished we roped off the area and performed a cleanup of any loose asphalt and or mess.

Recently, I read an article in the Pavement Maintenance Magazine about how the Manual on UniformTrafficControl Devices (MUTCD) was updated in 2009. Basically, the article stated that like the ADA and the opportunities it provided for contractors, the MUTCD would also provide contractors with opportunities to support their customers managing things such as “private roads that open to public travel,” including roads within shopping centers, malls, airports, parks, sports arenas, and many other privately owned properties open to general public. Crack repair preparation procedures are the techniques used to clean and/or dry crack channels to attain the best conditions possible for the material to be placed by paving contractors. It is the most important aspect of sealing and filling operations because a high percentage of treatment failures are adhesion failures that result from dirty and/or moist crack channels. It is important to keep in mind that cracks that have formed will continue to form. So from that logic consumers must realize that cracks treated or not treated can and will continue to grow. crack filling is a good way to expand the time in between asphalt replacement by treating areas that would other wise start to become large liabilities to pedestrians using the parking lots.
The five primary procedures used in preparing crack channels are as follows:
1. Airblasting
2. Hot airblasting
3. Sandblasting
4. Wirebrushing
5. Heat Lance
Airblasting may be done either with a portable backpack or power driven blowers or high pressure air compressors with hoses and wands.
Hot airblasting is performed with a hot compressed air lance, or heat lance, connected to a compressed air unit. This form of crack preparation is quite effective at removing dirt, debris, and laitance.
Sandblasting is a labor intensive operation that is quite effective at removing debris, laitance, and loosened AC fragments from the sidewalls of most cracks. This equipment consists of a compressed air unit, a sandblast machine, hoses, and a wand with a venturi type nozzle. A second air compressor is often necessary for follow-up cleaning after the sandblasting operation.
Wire brushing is quite effective at removing debris lodged in the crack reservoir, but not as effective at removing laitance and loosened AC fragments from the crack sidewalls. Some paving contractors will do nothing at all before sealing cracks and this cost consumers a lot of money over time. Recently motorized wire brush tools have come to the market that can also be quite affective.
Heat lances are the new kids on the block when it comes to crack preparation. They basically burn the debris out of the cracks allowing for the repair materials to adhere to the sidewalls better.
