This week Empire Parking lot Services was hired to perform some concrete and asphalt repairs at a local Pasadena strip center. Pasadena is in Southern California and although they are famous for hosting the Rose Bowl football game and Tournament of Roses Parade, Pasadena is the home to many scientific and cultural institutions, including the California Institute of Technology, the Jet Propulsion Laboratory, Fuller Theological Seminary, Le Cordon Bleu School of Culinary Arts-Pasadena, and the Norton Simon Museum of Art and the Pacific Asia Museum. Whoosh talk about accomplishments. My opinion about Pasadena is that it is one of California’s best kept secrets in terms of places to work, play, go to school, or play. That’s right I said play twice. It’s a very fun city.

About this ADA Repair Project

The reason for these repairs was ADA related. The center’s handicap parking spaces were not up to code, and some asphalt and concrete repairs needed to be done in order to achieve compliance. The repairs included fixing the asphalts grade for the handicap parking stalls, as well as the parking lot striping, handicap signs, and some concrete work. Empire Parking Lot Services was contacted by a local contractor that needed to have these repairs done for their house account. They hired Empire Parking Lot Services because we have a reputation for being able to achieve proper grade on these types of ADA projects. Many asphalt repairs companies can patch a hole, or pave a parking lot, but when it comes to achieving a grade that gradually drops is a little more complex and is easy to mess up. This ADA project was pretty straight forward. Once the concrete was dry it was time to block off the work area and fix the asphalt. After a couple of hours we had the grade set and the asphalt laid and rolled. With the asphalt done we installed the handicap striping, signs, and truncated domes all to the most current Cal DAG standards. Once the paint was dry we opened up the area and turned it back over to the store.

About this ADA Repair Project

This project was the perfect project to showcase Empire Parking Lot Services many different skills. First off we had to demo out some concrete sidewalks, and existing asphalt. Next we needed to form and pour new concrete sidewalks that met with California ADA codes. In addition to the sidewalks we also installed cement handicap ramps and curbs.  Once the concrete was completed we moved on to the asphalt patch back along the newly poured curbs. With both the asphalt and the concrete fixed it was time to move onto the installation of truncated domes. We installed the truncated domes in 2 areas and they came out great. The next on the list was to install new ad compliant signs and wheel stops. These signs included handicap stall signage and the signs required at the entrance to the parking lot. For the final step we painted the new ADA markings and striped back the rest of the standard parking lot lines. All in all, the ADA repairs project came out perfect and the customer was pleased.

Aliso Viejos Lens X Gets New Compliant Handicap Parking Installed

Last minute ADA Striping & Signs Needed at the Battle of The Dance

So if you haven’t heard the buzz yet, Anaheim California has a new business located near Disneyland. It is called Battle of the Dance, and it’s the latest member of the dinner theater scene in Orange County, California. I personally am excited to check out this “Battle of the Dance” which is a 1-hour, 45-minute show featuring Flamenco dancers “battling” with Celtic dancers, Bollywood dancers and a rotating cast of comedians and jugglers who entertain between dances all while they serve you dinner.  The construction of this facility, which is the old Anaheim Toys-R-Us building, is located on Harbor Boulevard near Chapman Ave at 2232 S. Harbor Blvd. Anaheim, California 92802. The general contractor on the project was MS Walker Construction and they have been doing a great job managing the process of building this facility. MS Walker is a large general contracting firm out of central California. Originally Empire Parking Lot Services was not contracted to do work on this new construction paving project, however, when MS Walkers paving contractor had a scheduling conflict, Empire Parking Lot Services was there to help out.

About this Orange County ADA Sign & Striping Project

This project was basically an ADA sign and wheel stop installation project. Our crews showed up at about 6pm in the evening to do all of the ADA work that wasn’t completed by the previous contractor. Our crews quickly got to work by core drilling 17 holes in the asphalt and installing 17 handicap signs. The signs consisted of handicap parking stall signs (R-99) as well as some handicap entry signs (R-100B). as well as sign installations Empire was contracted to install concrete wheel stops in the handicap stalls. These wheel stops are used to keep vehicles from overhanging into a walkways designated for the disabled folks who need them get around. Our crews installed approximately 14 (4’) concrete wheel stops as well. The whole project took around 6 hours to complete, so we had to work well into the night but it was important to get the work done because they needed to get these ADA issues signed off by the local inspectors for occupancy issues, or as they say the Show must go on! Anaheim Battle of the Dance Gets new ADA Signage & Wheel Stops

ADA Construction & Repair Services Help a Local Business Resolve Compliance Issues.

This week in Los Angeles, California Empire Parking Lot Services was contacted by a local Los Angeles based business that was facing an ADA lawsuit. These lawsuits have been steadily increasing in numbers for over the past 10 years, and they are forecasted to become more prevalent in the future as well.  Our customer approached us with some concerns after they where contacted by an attorney over their non compliant ADA parking situation.  In this case the customer provided us with their own scope of work.  Typically we would go out to their place of business and make recommendations but our customer knew what he wanted already.  He provided us with the plan and we executed it exactly as he drafted.  Some of our customers try to only tackle the ADA issues that they can afford to repair instead of fixing the entire center.  This customer chose to do just that.

After seeing the parking lot, we put a proposal together, and supplied them with price, and plan to tackle their ADA Construction project.  In this case the problem was pretty simple. They had one area of handicap parking that was not up to code.  The main issue was related to the grade of their asphalt.  In particular their handicap ramp needed to be raised up, so that they met the ADA requirement of less than 2% grade.  Once we provided them with a proposal they made the decision to go with us, and we scheduled a date to do the repairs.

The Day Of the ADA Repairs

We arrived at site at 6 am and roped off the area. This project was located in Los Angeles, so extra care had to be done to make sure the area of ADA construction was clear and available from cars and pedestrians. Typically, this means taking an area a little larger than the actual work area, so that our trucks and equipment can get in and out safely.  Once the area was sectioned off with barricades we started with the repairs.  These repairs mostly consisted of raising the grade of the asphalt so that it did not exceed 2% in fall.  Other than that all they needed was for us to install the appropriate signage, install a concrete wheel stop, and paint down the appropriate parking lot striping and stencils. The work took Empire-PLS crews about 6 hours to complete and the all of the problems where addressed.

ADA Construction Services Solves Local Businesses ADA Problems

Handicap Ramps Requirements for California Businesses.

Every year Empire Parking Lot Services brings hundreds of ADA parking spaces up to date with California’s ADA standards. While the state of California’s ADA codes cover many facets of your property, the one we are focusing on today is the ADA Ramp, or the Handicap Parking Lot Ramp. Handicap Specs and Rules for Construction

The main factor that should be considered when installing your ADA Ramps is that certain grade requirements are met. The grades are based on elevations in the concrete and asphalt in the area the the disabled parking space is, as well as the entire route from the stall to the door of the business. This is also refereed to as slope and rise. The least possible slope shall be used for any ramp. The maximum slope of a ramp in new construction shall be 1:12. The maximum rise for any run shall be 30 in (760 mm).  Curb ramps and ramps to be constructed on existing sites or in existing buildings or facilities may have slopes and rises as allowed. A slope between 1:10 and 1:12 is allowed for a maximum rise of 6 inches (150 mm). While a slope between 1:8 and 1:10 is allowed for a maximum rise of 3 inches (75 mm). A slope steeper than 1:8 is not allowed.

Keep in mind that the ramp and stall where disabled people park must have an even traveling surface that gradually climbs while following the above elevation grade change models. Furthermore,  you need to maintain the same rules from your concrete or asphalt ramp, to the door of the business or structure.

This week Empire Parking Lot Services performed a truncated domes installation project. The project location was in Los Angeles, California. Empire PLS often works in Los Angeles, but we also work in Orange County, San Diego County, Riverside County, Ventura and San Bernardino as well.  This particular project was in the city of Redondo Beach; Ca. About the Truncated Mats Project

This was a fairly large project in terms of a typical truncated dome job.  Not entirely tough for a company like ours, but not the easiest of jobs either.  Because of the choice of product that Empire PLS uses we know it takes time to get it installed correctly.  Our system of choice is very versatile and very strong but it is a 7 step system.

Our system goes something like this:

1. Shot blast or sandblast area affected and install taped borders(when necessary)
2. Brush on Prime Coat to work area surface
3. Install adhesive base coat
4. Install pre-cut / pre-fitted truncated mat
5. Apply a second coat over mat
6. Apply color coat
7. Apply clear sealer

Handicap Update for ADA Inspection

Today in Irwindale California a city located in Los Angeles, Empire Parking Lot Services was hired to help our customer get their handicaps updated to the latest ADA codes.   Empire Parking Lot Services has been performing ADA updates for a long time.  When our customers called us they told us what was required by the city of Irwindale to get there parking current with the ADA standards while performing some necessary construction. Often times when companies are moving into a new facility and making some changes to to that facility the city will ask you to bring the ADA up to code as well.

For our customer to get current with the federal ADA standards, they had update 5 thing.

• Take an existing area of parking lot stalls and black them out using a water-base traffic paint.
• Layout that same area of parking to include the required 6 handicap parking spaces according to code.
• Install all new handicap signs including standard signs, van signs and 1 entry sign to code.
• Install 6 (4′) wheel stops to protect our new sign post from the vehicles parking in the newly painted stalls.
• Paint the required “No Parking” stencils on the new crosshatches that separate each handicaps.

How the ADA Work Went Down

We arrived at the ADA updates project in the morning at about 10:00 am.  Our customer was there to meet us and ask a few simple questions.  We used our blowers to clean off the area where the work would be performed.  We laid out all of the lines for the ada work including double line stalls, ADA stalls and some very large crosshatches that extended across the roadway.  Once the layout was completed we sprayed the lines and crosshatches and painted out the boxes.  With paint drying we decided it was time to get the signs installed and the wheel-stops pinned in.  After 4 hours the project was complete and done just in time for there 3 pm inspection.  No Problems

ADA Parking Upgrade

Once all of the original striping and signage is removed we are ready to work on our blank canvas for the new ADA design. Before layout begins, pay special attention to the detail sheet for any notes or dimensions that may not be apparent on the site plan.

Once all details and specifications are noted begin layout.  Layout is one of the most important factors in this process and painting should not begin until all dimensions are figured and the layout has been approved by the foreman or an on-site authority.  Once verified, striping may commence using an ADA approved blue traffic paint.  ADA parking upgrades will consist of a handicap stall, unloading area, and a no parking stencil.

Once the striping is complete, the placement of the signs and posts may be established.  Core drilling and footing with cement is an efficient and quality method of installing the posts for the handicap signs.

After installing the signs and posts clean-up any loose debris from the job site and your project will be complete.  By following these steps you will have a happy customer that passes inspection of your ADA parking upgrade!

ADA Parking Upgrade: Part II

ADA Parking Upgrade

ADA parking upgrades will often require several factors in order to meet compliance:

1. Removal of the existing handicap stalls and signage.
2. Layout and design per plans.
3. Paint handicap stalls and install proper ADA signs and posts.

When removing existing ADA stalls, it is best to visit the job site to compare the existing layout with the approved set of plans.  This will allow you to determine what striping and signage needs to be removed and  see first hand any obstacles, or deviations, that may not be reflected on the drawings.

Once these details are verified, the scheduling of the removal may begin.  For concrete surfaces, shot blasting is a very effective method.  This equipment will remove the paint entirely without any mess or clean-up.
