Handicap Specs and Rules for Construction

The main factor that should be considered when installing your ADA Ramps is that certain grade requirements are met. The grades are based on elevations in the concrete and asphalt in the area the the disabled parking space is, as well as the entire route from the stall to the door of the business. This is also refereed to as slope and rise. The least possible slope shall be used for any ramp. The maximum slope of a ramp in new construction shall be 1:12. The maximum rise for any run shall be 30 in (760 mm).  Curb ramps and ramps to be constructed on existing sites or in existing buildings or facilities may have slopes and rises as allowed. A slope between 1:10 and 1:12 is allowed for a maximum rise of 6 inches (150 mm). While a slope between 1:8 and 1:10 is allowed for a maximum rise of 3 inches (75 mm). A slope steeper than 1:8 is not allowed.

Keep in mind that the ramp and stall where disabled people park must have an even traveling surface that gradually climbs while following the above elevation grade change models. Furthermore,  you need to maintain the same rules from your concrete or asphalt ramp, to the door of the business or structure.

LA Truncated Domes Job for Los Angeles Business

This week Empire Parking Lot Services performed a truncated domes installation project. The project location was in Los Angeles, California. Empire PLS often works in Los Angeles, but we also work in Orange County, San Diego County, Riverside County, Ventura and San Bernardino as well.  This particular project was in the city of Redondo Beach; Ca. Redondo is located on the south side of Los Angeles surrounded by cities such as Manhattan Beach, Hermosa Beach, Torrance and Palos Verdes.  Our job was to install approximately 960 square feet of new mats.   Time was an issue because the job had to be done on the weekend.  Here are some highlights.

About the Truncated Mats Project

This was a fairly large project in terms of a typical truncated dome job.  Not entirely tough for a company like ours, but not the easiest of jobs either.  Because of the choice of product that Empire PLS uses we know it takes time to get it installed correctly.  Our system of choice is very versatile and very strong but it is a 7 step system.

Our system goes something like this:

  1. Shot blast or sandblast area affected and install taped borders(when necessary)
  2. Brush on Prime Coat to work area surface
  3. Install adhesive base coat
  4. Install pre-cut / pre-fitted truncated mat
  5. Apply a second coat over mat
  6. Apply color coat
  7. Apply clear sealer

Handicap Update for ADA Inspection

Today in Irwindale California a city located in Los Angeles, Empire Parking Lot Services was hired to help our customer get their handicaps updated to the latest ADA codes.   Empire Parking Lot Services has been performing ADA updates for a long time.  When our customers called us they told us what was required by the city of Irwindale to get there parking current with the ADA standards while performing some necessary construction. Often times when companies are moving into a new facility and making some changes to to that facility the city will ask you to bring the ADA up to code as well.

For our customer to get current with the federal ADA standards, they had update 5 thing.

  • Take an existing area of parking lot stalls and black them out using a water-base traffic paint.
  • Layout that same area of parking to include the required 6 handicap parking spaces according to code.
  • Install all new handicap signs including standard signs, van signs and 1 entry sign to code.
  • Install 6 (4′) wheel stops to protect our new sign post from the vehicles parking in the newly painted stalls.
  • Paint the required “No Parking” stencils on the new crosshatches that separate each handicaps.

How the ADA Work Went Down

We arrived at the ADA updates project in the morning at about 10:00 am.  Our customer was there to meet us and ask a few simple questions.  We used our blowers to clean off the area where the work would be performed.  We laid out all of the lines for the ada work including double line stalls, ADA stalls and some very large crosshatches that extended across the roadway.  Once the layout was completed we sprayed the lines and crosshatches and painted out the boxes.  With paint drying we decided it was time to get the signs installed and the wheel-stops pinned in.  After 4 hours the project was complete and done just in time for there 3 pm inspection.  No Problems

Once all of the original striping and signage is removed we are ready to work on our blank canvas for the new ADA design. Before layout begins, pay special attention to the detail sheet for any notes or dimensions that may not be apparent on the site plan.

Once all details and specifications are noted begin layout.  Layout is one of the most important factors in this process and painting should not begin until all dimensions are figured and the layout has been approved by the foreman or an on-site authority.  Once verified, striping may commence using an ADA approved blue traffic paint.  ADA parking upgrades will consist of a handicap stall, unloading area, and a no parking stencil.

Once the striping is complete, the placement of the signs and posts may be established.  Core drilling and footing with cement is an efficient and quality method of installing the posts for the handicap signs.

After installing the signs and posts clean-up any loose debris from the job site and your project will be complete.  By following these steps you will have a happy customer that passes inspection of your ADA parking upgrade!

ADA Parking Upgrade: Part I

ADA Parking Upgrade

ADA parking upgrades will often require several factors in order to meet compliance:

1. Removal of the existing handicap stalls and signage.
2. Layout and design per plans.
3. Paint handicap stalls and install proper ADA signs and posts.

When removing existing ADA stalls, it is best to visit the job site to compare the existing layout with the approved set of plans.  This will allow you to determine what striping and signage needs to be removed and  see first hand any obstacles, or deviations, that may not be reflected on the drawings.

Once these details are verified, the scheduling of the removal may begin.  For concrete surfaces, shot blasting is a very effective method.  This equipment will remove the paint entirely without any mess or clean-up.
