This month Empire Parking Lot Services was awarded a project in Rancho Cucamonga Ca. Our returning customer is a steel manufacturing facility, and they needed to have the roads around their complex repaired in about 15 different areas totaling about 250 tons of asphalt installation. Their roads had been damaged by heavy loaded trucks going over them for last ten years or so. After discussing it with our customer, we decided that we would approach the problem using a asphalt milling and cap approach. With the areas being as wide as they were, and the damage being mild enough, it seemed like a good fit for their needs and their budget. The process of milling and capping is becoming a very popular choice in repairing asphalt these days. The reason for this is because it allows our customers to not have to remove and replace all of the existing asphalt. R&R's (remove and replace projects) are more expensive because of the need to haul off and dump the old asphalt, resulting in large dump fees, as well as the need to replace all of the asphalt that results in larger material fees. Not every project is a candidate for the mill and cap approach, however this one was perfect and thats what we ended up doing. When our customer contacted us they explained that they had a property located in Santa Ana California that was in need of some parking lot repairs. As mentioned this project was designed to address the customers desire to get their major liabilities repaired first, then secondly, address their general parking lot repair needs. Our customer's needs and budget was discussed before the scope of work was decided upon. Once the preliminary planning was complete, the job was scheduled and executed. Our customer decided that they would remove and replace most of the existing concrete flow line, as it was badly cracked and beyond repair. This would use up the bulk of their budget however, leave enough for the other general repairs they still needed done. We ended being able to pave an asphalt overlay the worse part of the parking lot, as well all of the patch back that needed to be done along the newly poured concrete  flow line. With all of this work done all that remains is the seal coating and parking lot striping, that was included in their estimate as well. They needed their warehouse floor stencils aka numbering scheme (number stencils) marked out in a paint that was durable enough to stand up to the hundreds of thousands of packages that go through their facility on any given day. Furthermore it needed to stand up to the abuse of forklifts, trucks, and pallets. We had painted some stencils in their facility in the past however, with the current technologies available it was costly to do it with epoxies. We settled for enamels that dried faster and held up for about a year but over time this became expensive, and our customer asked us to come up with a plan to get epoxy numbering installed quickly and affordably. About our Warehouse Floor Stencil Project

As mentioned above our customer was looking for a better solution to their warehouse floor stenciling needs at their distribution facility. The stencils had to be clear, they had to be painted in epoxies, and the work had to be done quickly and affordably. What we did was to create a stencil that was disposable. We shifted the potential cost from labor to creating single use stencils that could be painted, and then thrown away. And although the stencils where not super inexpensive, they created enough cost savings to get the job done without the problems associated with the traditional approach. These problems included smearing, dripping, and labor for cleaning the stencils every few applications. With the new stencils we could place any message, anywhere, in any size or font quickly and neatly. Needless to say the customer was extremely pleased with the finished project as were we.

Asphalt Repair & Paving Challenges on Anaheim Project

Anaheim Business Get's Winter Paving Done

As a Southern California asphalt paving contractor, Empire Parking Lot Services is constantly working throughout Orange County, Los Angeles, as well as the surrounding Southern Californiaareas. This week's featured project is located in Anaheim California. This project consisted of approximately (15) areas of asphalt patching, equaling over 26 tons of installed asphalt.

One aspect to this asphalt paving project that proved challenging was the location. Our paving project was a fast food restaurant with a very active drive through. These projects have very particular needs in that they cannot lose any time with their drive through for both their breakfast and lunch customers. This leaves our crew a small window of about 4 hours to get the asphalt installed, rolled, and opened for public use by 12 noon, no ifs ands or buts.

We arrived at about 8 am and got to work cleaning the parking lot and tacking the edges of all of the patches to be installed. The cold weather has the ground temperatures pretty low, so we held off a little bit waiting for the surface to warm up. Experience has taught us that if the ground surface is too cold that the asphalt patches run the risk of unraveling. We have learned to avoid this by following some basic rules. 

• Minimize the time/length of haul from the plant
• Work the asphalt rollers as close to the crew as possible
• Increase the layer thickness

By making these simple adjustments we have found that asphalt can be installed on even the coldest of days. Not that Southern California paving companies need to worry about that often.

 

 

About the Equipment:

Our crews used 3 basic pieces of equipment on this project including a skid steer, a 5 ton roller, as well as a plate compacter. The skid steer was used to move the asphalt around the project quickly, the 5 ton roller was used to smooth and compact the asphalt as soon as our paving crew applied it and the plate compacter is used to work the edges of the patches, that the roller can reach. All in all the project went great, The customer was very pleased and everything looked perfect. Hats off to our great asphalt paving crew for a job well done!

City of Industry Warehouse Floor Striping

Project Size:

Warehouse cleaning, striping, stenciling and battery charging station coatings om a 100,000 sf.+ concrete tilt up located in City of Industry.

 

Project Needs:

Warehouse Cleaning, Warehouse Floor Striping, Acid Resistant Battery Station Coating, and Epoxy Number Markings.

 

Time Frame:

One week for cleaning and striping of the lines. One week for the installation of the acid resistant battery station coating. Two days for layout and painting of the number, letters, and markings.
 

Job Description:

Several weeks of planning went into this project before the start of production. This included several site visits, plan changes, and different product test. Our customer was looking to get this project done without shot blasting. Normally we strongly recommend against painting concrete without prepping the surface first. However, their concern was that they didn't own the building, and blasting the floor might damage the concrete beyond what their lease allowed. With several test done ahead of time we determined that the floor could be painted with minimal prepping. We chose to do a heavy warehouse floor cleaning including degreasing with a light solvent added to the scrubber that aided the paints ability to bond with the concrete. No guarantee could be offered on this project but in the end we feel it was their best choice based on their needs and limitations. The actual project went down without a hitch. We first cleaned the warehouse and prepped it with method mentioned above. Once the concrete was cleaned, we proceeded with the layout of the lines. This particular layout was pretty straightforward. Long staging lines that where approximately 5 feet apart and 20 feet long totaling approximately 13,000 linear feet. Once the lines where laid out we started the painting portion of the project. All in all it  took several days to get all of the lines down.

Parallel to this project was the battery charging station that was installed. This area was actually shot blasted out of extreme necessity. Battery charging stations are notorious for leaking acid that leaks onto the concrete, causing massive damage to the surface. Without blasting you really can't achieve the kind of bond required for an acid resistant epoxy to bond. The area that was painted was about 18' x 35' and required several coatings to achieve the finished product. This area in total took about three days to prep and install.
Lastly the customer added some numbers to be painted to help them identify their product locations. They required 2 different markings from us, including stacking area numbers, and aisle marker numbers. The stacking numbers were installed at 12" tall and the aisle markers were installed at 48" tall. We installed over 1150 locations of the stacking number, as well as 20 aisles marker locations. All warehouse markingswere installed using 2-part epoxy designed to hold up against forklift traffic. This part of the project required about 2 days to install, and wrapped up the entire project which took about 2 and a half weeks.

City of Orange ABF Gets Asphalt Repairs Done

Earlier this year Empire Parking Lot Services was contracted by ABF to do asphalt repair throughout the parking lot in their City Of Orange facilities. If you didn't know, ABF is one of the most  trusted names in the motor carrier industry, and have been around since 1923. For a company that old and trusted to call us was a huge compliment, and we jumped at the opportunity to service them.

 

 

About This Asphalt Repair Project

They asked if we could send an estimator to look at their trucking lot located on 1601 N. Batavia street and make recommendations on repairs. They had a large facility that had some badly worn areas that were in dire need of repair. The main causes of these worn areas was mostly weather and time aggravated by heavy truck traffic, and it was definitely time to address them. What we agreed upon with ABF was that we would address just the badly worn areas directly in the main trucking area, and we would look at more extensive repairs later when the timing was better for them. We ended up paving 4-5 worn and cracking areas with a 1" asphalt skin patch. This would serve as a temporary repair to get them through the year and hopefully the winter. The skin patches we installed  required several tons of asphalt material and took about a half a day to complete.

St. Regis Resort at Monarch Beach Asphalt Repair Project

In September of 2012 Empire Parking Lot Services was hired to makes some general asphalt repairs in the parking lot at St. Regis Resort. As relaxing and peaceful as St Monarchs resort is, we where not their for the view. For us our short stay was about working. St. Regis contracted with us to get some of their parking lots freshened up. These services included cleaning and crack filling the parking lot. Seal coating the parking lot to look nice and black again, as well as repainting all of the parking lot striping at their main entrances and check in area. Seal Coating Repairs For St. Regis Resort

When we arrived at this project the first thing we did was to carefully block of the areas we were working in. Once the areas were securely barricaded we started are cleaning process which included brooming, scraping, and blowing off the excess dirt and debris that builds over time. Once the parking lots were thoroughly cleaned, we proceeded with the crack filling of all hairline as well as the larger cracks throughout the project. With all of the asphalt cracks sealed all that was left for us to do was to install one thick coat of seal coating material over the repaired asphalt. Once the parking lot was sealed we left the project and returned the following morning to repaint all lines and legend in the parking lots and driveways.

This asphalt repair project turned out great, The weather cooperated with us and the parking areas were only down for a day and half. St. Regis said we did a great job and that's what we want to hear. Thank you St. Regis for a great opportunity. Anaheim Center Gets New ADA Compliance Concrete Ramps & Sidewalks

Shopping Center gets new ADA Concrete Sidewalks & Ramps

Last month, Empire Parking Lot Services was called out to the city of Anaheim, to look at a parking lot for a new client. The grade of their concrete sidewalks and parking lot paving were creating issues for them resulting in ADA legal problems.  The main issue our client was facing was that there was no proper access from the parking lot to shops in the center. After meeting with him, He asked us for recommendations on how to resolve these issues, as well as doing the ADA repairs in conjunction with some other basic parking lot maintenance needs he had.

About this ADA Compliance Project

As mentioned above this project mainly consisted of ADA improvements. These improvements included asphalt demo and patch back along the old curb face, as well as the concrete sidewalks were removed and new compliant sidewalks and curb ramps were formed and poured.  All in all we removed, formed and poured over a thousand feet of concrete sidewalk and ramps. Once the concrete was finished we patched back the asphalt. There was roughly 130 sf. of asphalt to replace along the edge of the new concrete sidewalks.  We refer to this type of repair as a patch back. With the concrete and asphalt completed we moved on to blacking out the existing non compliant striping and re designing their parking lot striping and handicap markings. We painted on the new lines and ADA markings and installed some new ADA signs including the handicap entry signs as well as parking stall handicap signs.
